I personally went and checked before signing the LO.
So far there's no smell/foul near the kinrara rumahwip.
But there's illegal besi buruk place.

Eh... what time you go?
Different timing may has different result.
Example: in Kesas highway near the Parkland Klang always has strong smell, not sure it become okay/

For Kinrara, i think the smell also more intense near the Kesas highway exist into Kinrara few years ago.
Now may be better.

I went there around 7pm ish, right after work.
I walked from kinrara mas condo to Vierra Residence
construction area. I haven't encountered any smell
on that day.

According to the Vierra Residence agent, the land just besides Vierra Residence belonged to another developer, the agent informed that they don't know the development plan for that land. If it's again high rise residences, the traffic will definitely be very bad.

Even if belong to same developer, you can't stop them from building anything example is Citizen 1 & 2, some buyers say when they buy sales agents/developer say land in front no more development then poofff suddenly Citizen 2 🤣

Then if possible and afford, just buy additional parking.
I estimate many will park their car outside. So when a person home late and don't have extra parking. they need to park very far to walk home.
In case raining, then more harder.

I think no rules to limit land owner can't/can do.
Especially, those empty in Klang valley.

Any space with good location will made big money.
Imagine you are the land owner of 6 arce land next to Vierra. in stead to leave it empty or build shops.
In case you can build Condo (1,200 unit x RM 300K), how much sales and return you can get?
So Cash is the king.

can admin or TS change the title of this thread to Vierra Residence rumah wilayah? it took me so long to search "Vierra Residence" on this forum and found 0 result.

i heard non-bumi lots only left with 100+ units now so a lot of potential buyers rushing to get bank offer letters in order to choose a unit from the developer

Because last time when i was started the thread, the RUMAWIP name was not revealed.

Now i updated it.

Anyway, i think you should leave your name to the agent, regardless whether got non-bumi lot/unit.
BEcause as you know, bank will filter off some buyer in most of the case.
If you want to play some trick, apart paying 30K (10 %) as down payment, you ready another 10 % to pay as cash and get 80 % loan.
Because certain bank EF (end Financing) easier to be finished.
Try to apply few banks...

Yes, to be precise, it's signed digitally and they send a copy to developer to proof that this applicant loan is approved.
The LO is a draft copy, with a default unit of 38th floor of the property written in the LO.
The interest rate, insurance and terms are in the draft copy.
After getting approved in KWP, only will sign the real LO face to face with banker.
