still many information unknown.
People said it near Puchongmas, but other said just 900m from BK5 LRT.

The location seem next to SJK (T) Ladang Kinrara, because based on 1.2Km walking distance to BT5 LRT

apart from its density which is on the higher side, everything else bout this Kinrara WIP is reasonably good.

900 sqft with balcony layout is pretty darn good. freehold is absolutely a huge bonus. Stone throw away from bkt jalil & puchong kinrara.

Only a little disadvantage is you can't walk to nearest LRT station, especially during day time when outside is 35 degree C.
1.2KM will probably spend you 5-8 minutes

And also during night time, that area a bit quite.

Anyway, if you hv a car. everything is not the problem.

this is good for own stay. if u look at its macro location, it is considered quite strategically located. u get giant and along the road and pavillion 2 is a short distance away. Those surrounding pavillion mall i reckon will be hyper jam once the mall is open for business

From the location and the price tag, i don;t complain la.
only little regret can't walk to LRT station.

Are you mention the Jln sungai besi puchong?
This road will be definitely jammed when Pavillion 2 is open end of this 2021.


And don't forget the pending Paradigm mall (Near Kesas highway OUG/jalil link junction) that might be open soon once pavillion 2 fully rented out.
Fortunately or unfortunately, it was on-hold. but one uncertain factor is after the impact of covid19, it add more uncertainty.

So in summary, Kinrara/OUG/bukit jalil would be hot spot area, i guess.

Walk to BK5 station still ok , maybe around 20min can reach.
However as you mention during night time abit risky, especially when u pass by BK1

If the army camp start to develop then that area will lively.

If the land is use back last time Rica Residence, i think 1.6k unit should be ok
1600/6.8 = 235 (nowadays all other project also around 220 ~ 240unit/arces)

But need to look who is the developer and floor plan

Based on info above, then is correct
The location is indeed ex-rica residence project
Based on DBKL info, the land got 8arces 16xx unit mean around 200 unit per arces

i think still a residential area? i noted the street light no so bright that area

consider not so bright area...
I not very sure right now , last time few case of robbery during early morning (bk1 road to the industry area)
Usually we avoid that road during early morning or late night sweat.gif

but on bright side, usually once more development and more resident
The crime should be reduce as area no longer quiet

Okay.. i see.

but that site areas many empty lot and some of them are light industry.... very soon all will be used up for more development/ building.

if drive, can entry/exit from the ANDES there
but based on map, next to ANDES future will have another high rise for sure sweat.gif
