QUOTE(Lefty @ Oct 6 2020, 10:52 PM) For us typical design fees for your house size is about Rm4/sqft. I see. That's interesting. However I strongly recommend to appoint ID for design and build to ease your coordination job and also generally smoother and better quality project compared to those owner that only appoint ID for design and build their own with own contractor . Because ID normally more experience with the renovation sequence, types of material, all the many small details of the design that need to pay more concentration when build to prevent problem or lousy quality work. Of course you need to get a good and responsible ID that will make sure your home is in the safe hands. Happy renovating ! You're an ID right? Care to PM me so that we can discuss further on how you can help us with the ID stuff? Curious on some of your previous portfolio and the pricing / quotation structure. Many thanks! QUOTE(kohho @ Oct 7 2020, 08:05 AM) That's a very good point that you've brought up. I'll re-locate the washing machine accordingly. area 1 - living room : i would try to go light grey/ silver greyWhile we're on the topic of painting tones, i would prefer a safer approach to this and try colour combinations that are less risky. So i'm trying to avoid brighter colours ( do you think that's a good idea?) Here's a picture of my house layout that i drew: ![]() For: area 1 - living room : i would try to go light grey/ silver grey area 2 - dining area : i am thinking of this limestone grey as per : ![]() area 3 - dry kitchen : there will be a block of low hanging ceiling(default developers design ) before entry to dry kitchen, around bar counter area. Based on my colour scheme, do you think that the vertical area ceiling should be colored to indicate different areas transitioning, or should i just leave it as white color? What do you think of my colour blending, is it fine, or do you have other colour ideas to suggest? note that the coffee tables, dining tables and cabinets are wooden, so i am thinking of a wooden theme to go with them. *Think is fine, light warm grey would be nice* area 2 - dining area : i am thinking of this limestone grey *The limestone grey looks good while match with the bar counter design you have now* area 3 - dry kitchen : there will be a block of low hanging ceiling(default developers design ) before entry to dry kitchen, around bar counter area. Based on my colour scheme, do you think that the vertical area ceiling should be colored to indicate different areas transitioning, or should i just leave it as white color? *Just go for white color, as white color will not make the beam looks obvious* What do you think of my colour blending, is it fine, or do you have other colour ideas to suggest? *Overall color blending is fine, maybe sofa can go with grey or brown color to match with the color scheme tone you have now, so that overall interior looks blended in* Happy renovating! QUOTE(alex000 @ Oct 7 2020, 08:18 AM) Thanks for the idea. You are most welcome!Would I have enough space to fit all those there? How much space would I need to allocate for the walk in wardrobe? If you will have clearee actual dimension of the layout , I can help you out there. |

Hi Lefty, I've acquired quotations from three different companies for my 800sqft unit with the same requirements. However, as you can see from the screenshot below, the quotation for build-in items and plaster ceiling actually differ quite a lot between all three, making me a little skeptical on which to go with.
FYI, for the plaster ceiling I asked for just a flat plaster ceiling with nothing fancy. Appreciate your input on the quotations. Thanks in advance! ![]() |

Hi, FYI, for the plaster ceiling I asked for just a flat plaster ceiling with nothing fancy. Appreciate your input on the quotations. Thanks in advance! ![]() the plaster ceiling price could start from RM4.80 per sqft, and its depends on ceiling height too. However, I suggest you to check with your contractor on the specs they given, for example the thickness of plaster board etc. Normally we will use for 9mm thickness for the plaster board. For built-in item, the price will vary depending on the materials carpenter use, there are different type of timber and brands of laminates to use for built-in items. For wardrobe (base on height 3000mm), its RM800 - RM1050 per foot run, & depending on materials use too. This post has been edited by Lefty: Oct 17 2020, 02:35 PM |

QUOTE(alex000 @ Oct 7 2020, 08:18 AM) Thanks for the idea. Hi, is best to have 900mm walkway (see highlight in yellow) or 750-850mm is fine. if is less than 750mm, is better to go for sliding door wardrobe.Would I have enough space to fit all those there? How much space would I need to allocate for the walk in wardrobe? ![]() |

Hi Lefty
Curious of what the estimated budget would be on ID and furnishing a 2,749 sqft house for my own stay - but limiting to living, dining, kitchen, master bedroom and home office. Planning on leaving 2 bedrooms and the family area upstairs unfurnished, just with lighting/fans fixed in. Its new, so the only additional wiring would be for additional plug points in the home office, kitchen, and the master bath. Cheers! This post has been edited by joshgm_119: Nov 1 2020, 06:08 PM |
