*Just go for white color, as white color will not make the beam looks obvious*

*Overall color blending is fine, maybe sofa can go with grey or brown color to match with the color scheme tone you have now, so that overall interior looks blended in*

Hi Lefty, I've acquired quotations from three different companies for my 800sqft unit with the same requirements. However, as you can see from the screenshot below, the quotation for build-in items and plaster ceiling actually differ quite a lot between all three, making me a little skeptical on which to go with.

FYI, for the plaster ceiling I asked for just a flat plaster ceiling with nothing fancy. Appreciate your input on the quotations. Thanks in advance!

Hi,

the plaster ceiling price could start from RM4.80 per sqft, and its depends on ceiling height too. However, I suggest you to check with your contractor on the specs they given, for example the thickness of plaster board etc. Normally we will use for 9mm thickness for the plaster board.

For built-in item, the price will vary depending on the materials carpenter use, there are different type of timber and brands of laminates to use for built-in items. For wardrobe (base on height 3000mm), its RM800 - RM1050 per foot run, & depending on materials use too.

Hi, is best to have 900mm walkway (see highlight in yellow) or 750-850mm is fine. if is less than 750mm, is better to go for sliding door wardrobe.

Hi Lefty, thanks for the advice. For the built-in items, all of them are using melamine actually. May I know what is the price per foot run for this?

& 1000mm - 1200mm from wall and fan to avoid casting the shadow.

& definitely yes for only install eyeball in bedroom.
Its looks warm compare to normal downlight.

Personally i like your house layout, if i am the one who staying in, i will demolish the wall between 1 & 2 and make the whole space up. As i see in the pic, you are proposing a bookcase kinda cabinet as a divider to your foyer? I would do a TV console cabinet which come with a double side functional. This cabinet can work as tv console and storage at the meantime also can work as a shoes cabinet for your foyer since your entrance got a big space there. Secondly, you can always know who coming back when you are in the living room since you will seating facing that direction. You also can curve up the cabinet tip at the seat area so that it will give a directional sense for people as a guide to walk in your living room.

Hi Lefty

Curious of what the estimated budget would be on ID and furnishing a 2,749 sqft house for my own stay - but limiting to living, dining, kitchen, master bedroom and home office. Planning on leaving 2 bedrooms and the family area upstairs unfurnished, just with lighting/fans fixed in.

Its new, so the only additional wiring would be for additional plug points in the home office, kitchen, and the master bath.
