Hi lefty,

do you usually paint before plaster ceiling, or after plaster ceiling?

Hi

I am doing a renovation for my Semi-D ( extend the back area )
and have issue on the pillar ( red circle ). How do I design or make use of the beam since I can't remove it.

Normally do plaster ceiling first only painting. Cause player ceiling work quite dirty

Hi. Do you have any suggestion for a 932 sq ft service apartment unit (VP on next year) where the selling price is at around RM500k.

This will be own stay unit for quite some time, appreciate if you could provide the cost of renovation for this size. Would prefer a minimalist design as running in a tight budget, and dont mind to add on other things/works when there's available fund.

Hi Lefty!

This is our badly designed and narrow bar counter courtesy of the developer. Initially I wanted to tear the entire thing down and rebuild the whole dry kitchen. But due to budgeting reasons, I was wondering if it's possible to built on and extend the bar counter in a functional yet aesthetic manner.

Info i got from online retailer is the recommended curtain width to get is usually 2x the width of the window/door? meaning if my slidng door is 2800mm wide, i need to get 2 x 2800mm curtain? or 2 x 1400mm is good enough? confused.gif

2x1400mm is good enough for a 2800mm width window.
1400mm(right side) 1400(left side)

But make sure your whole wall opening is 2800mm though

Hi Lefty, i've got a question that requires your advice on.

If i were to place my built in oven on top of my washing machine, will it have any mechanical implications etc? (vibrations )

Because i want to have such layout, but im not familiar if this is conventional or are there any hazards that i should be aware of.

Secondly, could you suggest a few general warm-colours that are used by designers to go along with semi-wooden furnitures? Right now i can only think of combination of cool grey . maybe you have better ideas .

Hi, I have recently purchased a landed with ~3.6k sq ft of built up space. Looking to renovate my house and plan to get a ID to help. However, I am afraid the budget will be very much ballooned. What is your fees / typical ID fees as % of the project?

I am looking to put in wardrobes, king size bed, bedside drawers(floating or non)

I can't seem to find the best way to fully utilise the space.

With the space and layout, possible to create a walk in wardrobe?

Hi Kohho,
I think is not so good to have oven above washing machine as one is used for cleaning the other is used to prepare food that we gonna eat. I suggest that you can swap your washing machine to current oven place and oven to current washing machine place. Normally. Oven height we put at the level of 600-720mm from floor to the bottom of oven.

For the warm color ideas , you may go with some semi wooden furniture match with white or light green to bring out the coziness of an interior . With white is Muji Feel, with green will have some tropical feel. Some photos for your reference

For us typical design fees for your house size is about Rm4/sqft.
However I strongly recommend to appoint ID for design and build to ease your coordination job and also generally smoother and better quality project compared to those owner that only appoint ID for design and build their own with own contractor .
Because ID normally more experience with the renovation sequence,types of material, all the many small details of the design that need to pay more concentration when build to prevent problem or lousy quality work.

Of course you need to get a good and responsible ID that will make sure your home is in the safe hands.

Hi and thanks for all the great help you've provided in this thread.

I'd like to pick your brain in relation to my just purchased apartment. It's an old unit so the design leaves a bit to be desired. Was wondering if you can give your thoughts especially on the kitchen/yard area.

My preliminary thoughts:
- Don't really need the Bath 4
- Open to the possibility of knocking down walls to create an open kitchen
- Not too keen on wet and dry kitchen, I'd rather just have 1 big kitchen

That's a very good point that you've brought up. I'll re-locate the washing machine accordingly.

While we're on the topic of painting tones, i would prefer a safer approach to this and try colour combinations that are less risky. So i'm trying to avoid brighter colours ( do you think that's a good idea?)

Here's a picture of my house layout that i drew:

For:

area 1 - living room : i would try to go light grey/ silver grey

area 2 - dining area : i am thinking of this limestone grey as per :

area 3 - dry kitchen : there will be a block of low hanging ceiling(default developers design ) before entry to dry kitchen, around bar counter area. Based on my colour scheme, do you think that the vertical area ceiling should be colored to indicate different areas transitioning, or should i just leave it as white color?


What do you think of my colour blending, is it fine, or do you have other colour ideas to suggest?

note that the coffee tables, dining tables and cabinets are wooden, so i am thinking of a wooden theme to go with them.
