Hi all, I just bought a subsale intermediate house 22x70 (roughly 10 years old), but big headache now because of water leaking problem.
1st: major leak on the side wall 2nd floor. Previous owner also experienced leak so he did waterproofing to the water tank slab 2 years ago but now there are signs of leaking as well. 1st one quoted 10k just for fixing everything and building the small roof and adding membrane at V gutter. 5 years warranty.
2nd one quoted around 7-8k for doing lesser things, but even include washing and new coating. 5 years warranty.
Previous owner had contractors to seal the roof here and there with cement and both of them also very very disapprove on that.
Anyone had any experience doing full water proofing with membranes? Is the price ok?
2nd: Previous owner said 2 of the upstairs bathroom was leaking so he renovated both the bathrooms, but now ground floor below master bathroom can see water leak marks again. The 1st expert mentioned up there did a quick check and found many many many "empty" tiles in the renovated bathrooms and cracks in the part between 2 tiles. Does that mean I need to redo the entire bathroom again?
Also, most of the serious watermarks seem to be on the wall that's touching the neighbour, not like middle of the plaster ceiling. How do I know it's not the neighbour's problem?

2nd picture, sure you need to hack the toilet and apply waterproofing again.
