Hi,

On top of the master bedroom toilet of my house is a small RC slab (around 80 sqft), as per the google map screenshot below.

Currently suspected water leaking from here until the GF wall between my house and the neightbour. As the bathroom is fully tiled up, suspected the water leaks behind the wall tiles from the roof down to the GF wall.

Got 1 contractor recommending painting with Sika waterproofing (1k), but I think this will not last long?

Another contractor recommended torch-on membrane (2.7k). From the posts in this thread, sounds like this is also not a good solution as it's directly exposed to sunlight, might be able to last only a few years. Is it correct?

May I know if there's any other better solution? Or the torch-on membrane is ok for this situation?

Ya thought about this too, but there's a rain water downpipe from the upper roof so will need some relocation. Also the headspace will be very low at this area if I would to put the new roof a bit lower than the existing upper roof, then will not be accessible for the maintenance of the aircond outdoor units since they are located at this area as per the picture below. Any other suggestions?
