Hi all, I intend to buy a subsales property below market value, but I realized there are water leaking issues in several spots in the car porch area and level 3 of the unit.

Attach some photos here for reference.

I get quote from the contractor that usually helps to repair water leaking issues in that housing area around RM9500. Is this a reasonable price?

Hope you all can help. Thank you so much

Not all leaking are permanently fix job and unless owner is willing to redo due to wear and tear or poor workmanship, is better to reconsider the purchase.

Sometime is due to building design fault or initial poor construction work and the likely option is to demolish and rebuild.

Spending money to repair is not the bigger problem but getting the right people to do the job is always a headache.

Bathroom waste water is suppose to drain off immediately. In my opinion, ponding will definite 'leak' compared to a pool.

Hi sifus, would appreciate your opinions on the wall leakage in the 2 bedrooms of my condo unit (1 room next to toilet, 1 room opposite toilet).

SEEKING VIEWS
1) What could be the cause of the wall leakage? I suspect the leakage is due to failed waterproofing of the bathroom floor, which leads to water seeping from bathroom into the bedrooms with laminated flooring. I didn't see any leakage on the walls with tile flooring (e.g., no leakage in kitchen, dining room, area outside bathroom).
2) Any suggestions for a reasonably-priced solution to waterproof the bathroom floor? Prefer non-hacking but a permanent solution (maybe epoxy?). If available, can also share the estimated price in Klang Valley area for a 30 sqft bathroom.

LAYOUT

The leakage is on the lower walls next to the room doors.
The leakage only appeared in the last 1 year, when unit was rented out to tenants.
Both bedrooms have laminated floor, some water damage on the laminated floor near the doors.
The rest are tiled floors (living room, dining room, toilet, area outside toilet).
So far no complaints from the unit below about any ceiling leakage.

I dont think the water came from the bathroom. Likely your unit has a small leak along the water pipe line in the ceiling.

this type of floor trap is quite easy to seal. I only put on plasticine (those used by kids) without any tapes, and the water pond stays over the weekend.

so if yours is gone in 24 hours, meaning something is wrong. maybe you can reapply the plasticine again, making sure you press it deep enough, and do the ponding test again

few things i would try under this situation:

1) stop using this toilet for a week or 2 (if it's possible), and monitor the dampness of the wall

2) grout the tiles of the toilet, you can buy it from hardware or diy shops, and monitor again

3) call a contractor (last resort), but most of them will ask you to hack away all the tiles, apply water proofing , and redo again to maximise the work scope cool2.gif

4) if the no.1 above proof that the leak is from the toilet, you can consider another option which is to apply some sort of coating on top of the existing tiles. seen this somewhere before but i don't have the details, need to ask the contractors or some experts here thumbup.gif

many years i found water dripping into my main switch board. and upon checking, the water came along from some cables. as usual, contractor ask to hack the tiles and redo waterproofing, for all the toilets without checking in detail.

later i tried the method 1 above, and narrowed it down to 1 particular toilet. it was not easy as need to stop using each toilet for a couple of weeks in order for the water to totally dry first. then upon detail checking, i found that some grout along the wall-to-floor edge has broken. so just bought a pack of sika tile grout and reapply it. it solved the leak problem until now.

i know it's not a permanent solution, but a RM10 solution compared with RM5k or RM10k's work, it's still worth the effort to try and investigate.

but since yours also happened to another room which is not connected to the toilet, then most likely it's not due to the water from the toilet. try to see if there's any chance the water is from the top of the wall, or any hidden piping line. coz water can also flow down from the cable or trunking as in my case last time.

I have similar issue as yours, but mine turn out to be the roof.
The crack of my roof caused the water leaking into it and comes all the way down to my walls.
