Hi everyone, recently purchased an old new house - around 10 years old. I am thinking should I check for any water pipe leak before I do renovations. Is it a standard practise? I don’t plan to renovate all bathrooms (5 bathrooms!) hence cannot change the piping. Anyone had any experience dealing with water leak detection? Done a pressure test myself, seems ok but not able to test the pipes coming from reserve tank. In Penang, anyone had dealt with any water leak checking company here? A bit worried there’s a leak after I’ve done renovations.

A leaking pipe can be anywhere and not limited to bathrooms and kitchen areas.

As long there are elbows and connectors along the piping line, it will leak if there is soil movement and or poor quality piping plus workmanship.

If it wants to leak, it will leak no matter what pressure test done previously. In short ...nothing last forever, even if is new.

One is lucky if can notice the leak and rectify immediately.

The worst is the underground leaking which can cost a bomb on the water bill. Do regular water meter inspection for abnormal meter reading.

Not really sure what is your question. But water leaking check is very simple... just get the reading of the main meter when the tangki is full and all tap is closed and make sure no one is using water for a day or 2... then check back again. If the meters remain the same, then it is safe to say that there is no leaking.

Reserved tank? you mean the main is directly connected to all the bathroom? Reserved tank will be use when there is no water from main? Basically bypass to direct water supply uses back the same pipe, there is only 1 additional valve being install... So to test the valve, switch off the main and see if you still have water from the bathroom

Thanks for your reply,
By reserve tank I mean the tangki, the valve that connects mains inlet into the tangki is stuck at closed position and I cannot turn it, basically it just spin freely when I turn it.
Ok I guess I’ll just watch the meter for a week.. because not sure if there’s a better way to check for leak or not.

The unusual water bill bomb still manageable. The "sink hole" created due to the water movement, you will cry without tear this bomb.

This is regarding a new 2-storey house

There are 'water stains' at the ceiling of the first floor room at the back of the house. What's the cause of this, roof leaking or pipe leakage? Is this common and is it a major issue

Leaking is normal in a property. Is a matter now or later.

If is raining for the past few days, more likely a roof leak. Otherwise is pipe leakage.

One wouldnt know until a proper inspection is done. Check for pipe leakage first, then the roof.

My old houses constantly having never-ending water leaking problem. Water/yellow stain on plaster ceiling. After paint and repaired, same issue different area. Plan to DIY if possible.

I saw some houses have this black piece of paper on their roof with bricks or something heavy on the black thing.

Anyone know what is the black piece of paper call? and price?

Appreciated ur reply.

'Old' as in how many years ?

Piecemeal work will cost you more. Allocate a budget and redo the entire roofing and engage a reputable co for the job that also provide warranty.

Replace, repair and upkeep are part and parcel of property ownership.

Old as in 30-40 years.

The house entire roof already changed due to termite 3 years ago. After the whole roof changed, no issue. Just recently a year ago started leaking. I have called roof repair to fix, solved and the issue come again at other area.

So maybe adding those black piece of paper to the affected area able to solve the issue.

My advise is to engage a proper roof company to check. Sometimes it could be a broken tile or cement plaster holding the tiles.

It could also be the roof gradient that hinder the flow during a heavy downpour or a clogged gutter.

Leaking is a complicated issue to solve. If you are lucky, it can done once. Otherwise is will be a nightmare.

I will consider your advice.

Have you engage any roof repair company before? If yes, how is your experience with them?

Any one in this topic mind to share contacts of roof repair man or roof repair company where price is reasonable?

The last I did my roof leak was few years ago. That time one of the house in my taman started his reno. I engage one of the worker since it wasnt serious after inspection. Did few tiles replacement, patch up some joints and clean the gutter. It was good since then, otherwise I would have to engage a proper roof repair co.

Hope other forumers can contribute.

Hi all, advise needed. Looking for a simple and quick method to waterproof the small yard area in my old apt. It's mostly a dry area, except for that small part where the washing machine is at. Downstairs owner is complaining of water dripping from ceiling/my unit just around that area where my washing machine is. I am not aiming for a full hacking & waterproof method yet. Planning to try coating with waterproof paint method first. Anyone here can recommend a brand or any products that you have used? TQ.

The waste water from the WM will go to waste pipe through a hose, so leaking from the floor is unlikely.

Possible the internal pipe leaking ?

If you can stop using the WM for sometime, then you can check the source of the leaking.

Hi all, seeking advice. got water leaking from my unit above. the unit above claimed they tried to patch all they could from above. they want to avoid hacking down and redo the waterproofing and suggest me to paint a waterproofing paint(t200 penten) on my ceiling instead. will this waterproof paint works? do i have to paint the whole ceiling with that waterproof paint?
