Pure student accommodation would be slightly risky. If the place can serve for different mixes of tenants, then it's a good strat.

Flora is neither here nor there, Location is nice but no immeadiate amenities surrounding. PSF is much higher compared to Rainfora and thus translate into higher rental.
Rainfora is much closer to LRT, plenty of amenities right downstairs

Flora ownstay got the benefit of safety due to no commercial in immediate vicinity and scerinity as not across main road, making it a good ownstay product.

As a tenant, price is an important factor and they want convenience
Rainfora is a better option in this scenario

distance for both only 3/4 differences (487m vs 373m). not "much closer"

For a fair comparison distance should be measured from Flora 1, not 2

Also need consider safety factor there, I've stayed at parklane and now platinum, walking there at night you'll have some safety concerns.
Even myself have been stopped by police and few times for checking, and after chatting with them, there many robbery case (although I've never encountered it myself)

Rainfore area is more lively, in terms of safety it would feel better.
Maybe after Sunway is up, there might be improvement i guess?

How far are these two new blocks from the existing 2 blocks.

The first 2 blocks were constructed by Suncon but these 2 new blocks is by Crest Builders, which is one of their nominated contractors.

Without a doubt! I would love to get a Sunway project, hopefully one day!
But since rent is the discussion point here, at this locations, a lower entry price for tenant always plays a deciding factor.
