Thank you for sharing. From the renders, here’s what I observed:

1. Not all units in phase 2 are facing phase 1’s facility deck, so that’s a small plus for slightly better privacy

2. Slight concerns on the entry road to the project itself, especially when coupled with so many traffic lights at the junction. I heard sunway serene is also facing congestions at the private road entering and exiting. Nonetheless, for me I think this is still more preferable to have a buffer zone

3. Interesting to see where the covered walkway will be built. Was always wondering if there will be any space around there. I would expect to see some small road side stalls inhibiting some of the space. Then again, I reckon most residents here will be driving for their daily commutes.

I don’t feel like it’s that bad? I pass by the place fairly often, day/night, weekdays and weekends too. High rises and parking by the side of the road is a never ending topic in Malaysia. The reliant of Malaysian on private transportations and costs of land discourages additional parking lots to be built by the developers. even more expensive condos like skyluxe suffers from this problem too. At least the roads near the muhibbah are wide enough for the car to pass through. It’s definitely are far fetched from the best outcome, but I’ve seen much worse.

But regardless, you should factor this into your purchase decision.

I noticed this too. Was wondering why the road widening from Jalan Jalil Perkasa would involve the opposite road as well.

I did not see anything regarding a flyover when reading through Exsim's brochure tho. If there is a flyover, could it be mainly for Kingwoodz residents to exit the compound?

Interested to see what's coming up next, good or bad

Flora 2 layouts are smaller compared to Flora 1, largest type C is 1,250+ sqft, so entry price should be lower.

Type B and C are butterfly layout similar to Flora 1 Type C. So buyers who missed phase 1 Type C can also consider phase 2 Type C too.

No news about showroom opening yet, but launch date is targetting end of April.

My recent experience with an airbnb near Genting, took us 90 minutes to be able to leave the dreaded place. No. of lifts is one thing, but the Airbnb check-in/check-out time to me is the main culprit. Everyone boards the lift at the same time.

Pure student accommodation would be slightly risky. If the place can serve for different mixes of tenants, then it's a good strat.

How does one get to this location? I drove by the other day and it seems like the extended park sits between two private roads.

Unlikely, there will always be illegal parking in that area. But in all fairness, at least the lanes are split, so the obstruction isn't as severe. The congestion near pantai dalam > okr is what I would consider a headache.
