Do u think this price is fair ? 🤔🤔 worth to get one? Very near to MRT. The agent said the will make a bridge linked from the condo to MRT too. Downside is the place really jam there. Got few school sommore. Unless they widen the road. Do let me know your opinion guyss 😁

The agent that I contacted said 395k lowest. Corner lot is 415k. And yess, free 2 cp. but this price he said only valid for Jan. They said once the showroom ready in Feb, price increase by 5%. Around420k++. Not sure if they just wanted me to book early lol.

Not so sure bro. Working in borneo. Not sure when can visit showroom. The one he quoted me is for block b and c pricing. I think pr1ma and public same price. Coz they share same facilities. Not like rumawip

I visited the MKH sale gallery last weekend (12 Jan 2019)

There are 3 towers in this project as below:

TOWER A - PR1MA KAJANG project, this is for those invited PR1MA buyer only.
(If you really want to buy this PR1MA project, you may try to talk to PR1MA officer, try to enroll you for this project. From my observation, there are too many unsold PR1MA properties across Malaysia.)

There are 3 layout as below:
Type A - 800 sqf, 1 car park = RM288,000
Type B - 950 sqf, 2 car park (front & back) = RM343,000
Type C - 1,050 sqf, 2 car park(side by side) = RM393,000

**corner lot will be different price. The corner lot has same sqf, but come with more windows only. For Type A, need to add RM10K; For Type B, need to add RM20K. I forgot for Type C.
***take note, PR1MA house is not for investment, will be lock for 5 years before rent or sell.

***** I am one of the new buyer here. From the purchase list, almost 60% sold out, majority of buyers are pending for loan application now.

Erm sure Block A and B got no swimming pool? As the brochere pics come with something looking like a pool in between both blocks.

Road will upgraded to double lane? smile.gif Road upgrade looks like only possible if the removal of the 4 schools primary and secondary (within 500-700 meters) , DZ unicollege, church building ..etc...which is almost impossible.

Unless...option 1...one way street ....with double lane (this is worst then PJ already) as for you to return back to your place might around 10 km plus travel

option 2 elevated road..which also doesn't look like possible...

But since MRT/KTM is selling point for this location...all residents might not need car for they daily use...just get a motorbike or cycle for town travel
Cause now after work traffic/peak hours for the stretch of road is about 30-40 mins for 2km....this is not with the 4 high rise building on the within 500meter.......total estimated 2600* to 3K plus plus units...including the MKH Boulevard2 (which will have shops and retail outlet).

Yes, I already double checked. Swimming pool only for Tower C. Towers A and B are supposed to be the 'low-cost' ones, remember? That explains the lower maintenance rate as well. So as attractive as this project sounds, better think twice or even thrice before booking. hmm.gif

For those looking for own stay, I'd recommend another more obscure but promising project at Putra Kajang area. Much cheaper at around RM350k for 1,262 sqft. I've gone for that one instead of Nexus and after viewing their showroom yesterday, I feel like that one is by far the better choice. Hopefully I will be proven right.

Or better to take prima? it's still a walking distance 10 - 15 mins to mrt.

The thread so slow. Any investors taking block C unit? Direct link bridge at lvl 5 80m to mrt. 380k for 870sft 3 bedrooms, good condo facilities. The only condo with nearest to mrt as the surrounding town land quite limited. What do you think?

I think this project is very strategy with KTM/MRT station just at your doorside. However, please stay aware for an agency called victova properties, their agent is cheating on me, i booked one boulevard unit before and decided to cancel afterward, the told me the RM1000 booking fees is fully refundable for any cancellation, however at last i just receive RM500.
Few of my friend also kena, so everyone pls aware agent from victova properties.

I had checked their company on board website, i think they are illegal.

Good point. But if we are taking about kajang, bangi area, I see this unit for more like a rental roi per room/head strategy. With good condo facilities and 2 storey shoplots below, should we approach using room basis strategy since this unit is within the proxmity of students area and also city town single/couple workers with a slight edge of MRT for them to go to city during weekends?

it will be tough work for u... to rent by room basis as college students may only stay not for long and u have to hunt for new students tenant very soon... its has to be see whether ur time worth to handle all these petty stuffs or better use to generate higher income elsewhere.... and... the same strategies can be apply to those mrt linked condos closer to KL as well with good facilities and plenty of fancy shoplots/mall below too... and does kajang/bangi population famous with paying good rental pricing or otherwise...?

Yeah really not bad actually. 380k for 3 bedder near MRT usually min gred B+ by FAR. But yeah it's the most hujung mrt station so to compete rental workers in KL could be harder, but still in if want to invest in kajang this is oka this compared other condos to its closest proximity to MRT/KTM and center town, schools, unis.

the property near MRT below RM 500 per sqft. I think it is safe to say this is good for own stay and also for investment. In other word, it will not be a dead end for purchaser.

The only concern is heavy traffic when this development & boulevard 2 complete in the future.

Boulevard 2 mkh which located around 1km from mrt whichnis leasehold status is absurdly more expensive whereby 3rooms subsale price are selling at 600k while 2rooms at 450-550k...Compared to nexus,easily worth of buying at price of rm360k-rm370k for 3 rooms where got link bridge 80metres some more 😂

i think the discount have quota or something. my agent told me if i did not sign the loan agreement few months back, i will miss the 10% discount.

depends on your needs. are you single? if you're single, might consider nexus instead. full facilities vs pr1ma facilities, around 100m to MRT vs around 800m to MRT, 2 room vs 3 room, 2 car park vs 2 tandem car park. the difference is only 30k.

if i were you, i will pick nexus instead. some more if you're lady and always come back home late, that convenience of staying near mrt really worth it.

i did book nexus at first but cancelled and book pr1ma as for me there is 70k difference. thats quite a lot.

70k difference because nexus is 370k while my prima after 10% discount is around 300k. 70k difference is about 300 per month installment difference. can be used to pay bills or maintenance fees. so thats the reason why i pick prima and cancel nexus.

i calculate the distance should be around 800m to mrt. I dont think it will be 5 minutes. more like 8 - 10 minutes for normal-slow pace walking.

100 sqft is not that big. so that's why if i were you, i will take nexus, and use the 10% dp for renovation purpose.

depend on you la. if you short of 10% DP, you got no choice but to choose other like Nexus, 0 dp now??

or u try compare if 100% full loan on prima, how much installment difference compare to nexus.
see which installment is in your comfort zone.

Block A prima to mrt i think about 420m. slow walk 5mins lo.
for me. walking distance not much difference, because all 3 block are in the same gated guarded. the most you need is about 10mins from your unit to mrt.


i try to search about the layout...
i guess... you wont feel the difference?

If i got the chance to buy the PRIMA house, i would buy it. Budget 2020 don't allocate the subsidize housing anymore. But i wonder, whether the finishing materials for PRIMA house is different compare to units at tower C & B?🤔

Mine is 4.5. not sure high or normal. Maybank i heard can give lower around 4.3 but quota so fast finish.

Im working in KL.. but now renting in Kajang.. so far it's really convenience for me..My office near MRT.. only takes 30 - 35 minutes ride from Kajang MRT to KL.. And as it is a first station, I always get a seat to sit.. so can rest a bit.. 😁😁

Good luck, that Jalan Bukit road always jem like shit. Upgrade to double Lane Road is also not possible due to properties on both sides of the road.

Luckily my main transportation is mrt. So jam is not a concern for me.

This is one of the cheapest (or maybe the cheapest for now?) RM/sqft MRT TOD apartment. Good buy for me i guess.

The MRT is just by the roadside, that’s the point. So no need to worry more. Jem is everywhere nowadays, thats why i prefer to ride to office, and my wife will take MRT straight to her office, hence no drive on weekdays ✌️

I bought one unit in tower B, I am working in KL and it take me almost 45-50 mins drive from ampang to KL area. My home walking distance to LRT and above 30 minutes ride to my office. I was planning to buy a property for ownstay and I would not choose kajang if I have choice to afford a 600k property in KL. Due to income constraint, I selected nexus in kajang over many new affordable property in KL area due to the following reason
1. Many KL affordable property are not cheap because of the lands chosen is either near hypertension tower ( most Prima project) , sewerage pool ( Taman desa) or landfill (99 residences).
2. Extremely high density (1200++) around the area and congested ( this is common in every developed area)
3. Especially cheras residential area and Jalan Kuching where distance is short but time taken to drive in residential areas or going to town make not much different due to many traffic light during both weekday and weekend ( nexus direct access to several highway with fewer traffic light)
4. Small size and expensive
5. Leasehold
6. Not walking distance to MRT / LRT
7. Nexus easy access to many highway and price cheaper than other property with walking distance to MRT definitely posses better competitive in term of rental return in this overhang environment
8. Next few year I expected nexus easy to be disposed due to freehold and easy access to transportation and highway (EKVE) and established township with many convenient store and amenities (family mart, banks except for UOB, mcd, KFC, Watson, Pasar, guardian, Texas chicken and so on and forth)
9. Highway construction will be completed and EKVE both will help to reduce traffics condition to KL
10. Personal preference- I used to read news during my train to office, with 2 hour 2 way MRT journey living in nexus, I am ok with it.

++ MRT direct to many hotspot station with no transit is required
++ KTM got improved as many upgrade has been completed based on live data accessible by MyRailtime apps to better schedule ur time. It takes around 45-50 mins to KL station. Many are still stereotype on KTM about not on time. In fact it was due to the less frequency.

They have demolished the houses beside it which were once a Bomba quarters, therefore Tower A is reversed for Bomba staff and Prima. MKH made a deal and bought that piece of land, basically most of the land in Kajang belongs to MKH. Even the land that Hospital Kajang is siting own belongs to MKH according to some people.

Next year they might be launching another mega project coming soon which could be a township project according to some news from inside.


And the land which MKH Boulevard II project is currently on used to have a kindergarten school and a hardware store before got demolished.

The higher the floor i think the less the noise. Also there are a lot of soundproofing options that can be done in your unit. Since u are concerned about the noise i assume u are considering the 770sqft facing the MRT station? IMO you should be more worried about the heat since it is facing west compared to the noise from the MRT

For tower B there is no swimming pool, only a small wading pool for kids. And the facilities will be shared with block A thats why both blocks are connected.
Only tower C is private and independent with its own swimming pool and facilities. Hope it helps

My friend bought 2 units here. frankly I am still trying to understand why kajang apart from the price.
there is plenty of land surrounding kajang for future development. how long is it going to take for kajang to boom ?
for nearby itself, cheras is nearer to City and is still booming at the moment with lots of new condos.
is surprising, developer build so many condo in kajang

if you from kajang i can understand why you buy.
but if you are from outside, what is the investment logic here? MRT? population? working opportunity?

Its the cheapest price/sqft mrt apartment when i bought it. Still is i think.

As someone currently living in Kajang i hope you guys take notice

- this area is damn busy esp once school open up and ppl going to KTM and MRT station there
- there is a busy church, mosque and temple triangling it and choke the traffic if got events
- no way the jalan bukit can be ever widened
- Dong Zhong hq nearby - sometime got education demo there
- there is pocket of squatters along ktm rail line
- there is scrap metal yard nearby that burn stuff and choke the quality of air there

Had visited the area yesterday, and decided not to go for it, even though all units are fully booked (pending for few loan units which might have the chance of rejection).

Based on the facade and design of rooms/toilets, i feel this is something like a budget condo, and main selling point is the 80m distance to MRT/LRT, and maybe cheap price? And since the size is quite big (70 sqft and above), i believe its more for own stay instead of investment.

And with the conditions you mentioned above, guess it makes me feel i got the decision right.

It does not solve the chronic jam in that area - only worsen it. They build a big park and ride and sucking all the traffic from Bangi to Semenyih but did not improve the roads

But cant blame the gov as this is what we old timers in this area called ‘hot area’

You cant expand the road infront as there is big temple that build their gate until main road, there is pocket squatters that hard to be removed as they are ex KTM workers and their descendants

Behind in Jalan Bukit got schools and you have the untouchable Dong Zhong headquarter

So no way for the road there to be improved

Got the info from MKH sales person regarding nexus kajang. Well service and manage to convince me to purchase for investment. 1000Sqft selling at RM431k and freehold.

walking distance to mrt and ktm kajang, potential rent for new era college student. Most important completion next year May 2023 (save progressive interest)

Highly recommend the MKH sales person Joel (0165000324), well service on loan application and explanation.
