My close friend is a farcap client. She explained they are in the midst of selling the third block. After requiring the third block, they are going to turn the whole development into a co-living space. Just like co-working space concept.

From what I'm seeing, it really seems like solasta is a development owned 100% by investors for investment. That means there are gonna be a lot of units for rent  in the market and maybe in 2 years time we can see some on auction. Even fr himself said at one of his talks that in order for a development to be healthy, there at least needs to be 1/3 of the owners who are buying for own stay. Melayu kalau kaya, whatever they say semua lupa. Walk your talk my friend. You a$$ is jealous of what's coming out of your mouth.

Basically a sublet. Rather than an unit, sublet whole building and sharing common amenities and facilities. They even share community kitchen.

Then the onwer need to spend good amount of money furnishing the unit. Most likely hiring makeover guys.

If the whole block do co-living concept, dont u think will be stiff competition among onwers, surely price drop due to supply. Like airbnb these days

If I am not wrong, each unit has their own kitchen, living etc.  It is not exactly community living.

But their idea is to maximise profit so they may partition living etc to maximise rooms and use multi purpose hall etc as community living space etc.

So this Grade A property, will get 4 digit positive cash flow monthly is actually doing sewa per kepala?

Or just throw in a nicer name saying co-living space.

Then this no different than sewa per head like what they criticized the lelong and low cost do to maximize rental.

To use the multi purpose hall as community living space need JMB approval. Then who are going to fork up money to buy furnishing for the community hall? JMB?
