UOA is doing it in Bangsar South. Check out Komune Living.

Basically a sublet. Rather than an unit, sublet whole building and sharing common amenities and facilities. They even share community kitchen.

If I am not wrong, each unit has their own kitchen, living etc. It is not exactly community living.

But their idea is to maximise profit so they may partition living etc to maximise rooms and use multi purpose hall etc as community living space etc.

Then this no different than sewa per head like what they criticized the lelong and low cost do to maximize rental.

To use the multi purpose hall as community living space need JMB approval. Then who are going to fork up money to buy furnishing for the community hall? JMB?

So this Grade A property, will get 4 digit positive cash flow monthly is actually doing sewa per kepala?

Or just throw in a nicer name saying co-living space.

Co-living is just glam up name for sublet/sewa perkepala.

If what assumed is true the intention is to enbloc as co-living, The scheme has one big flaw....
