actually its pretty accurate, just bought a unit then checked daily on the web, took around 1 week to get update that its sold.

I am new to this project and curious, why Teduh only show the sold unit for Block A only, what about Block B and C?

most likely SPAs for these blocks not yet signed even though booking is opened.

Wondering why they wouldnt start selling Block B and C yet. Tbh they are selling at a fair value, but yet not able to sold out. Not sure if its worth the risk.

I contacted an agent, yes still got units left. Price comparable to the nearby Stellaris. From the earlier posts here, construction probably started during covid time, where got 7 years.

Not sure how you define fair value. Any development in Malaysia with HTC, Highway and Cemetery within the proximity? We have not even factor in developer reputation which from news struggle with few ongoing issues.

Construction progress based on July2025. Block A and B still at carpark level. Expected completion is 2026QTR4.

Quite impossible to have the completion by end 2026 if the building is at cp level.

Anyhow, the loophole is there if the spa was signed at the later stage giving dev time to drag on further. Just an assumption here.

Not sure when the first SPAs were signed for block C. It should be around 2022. According to TEDUH, SPA duration is 48 months with target completion of July 2026.

Few ways developer can go around

1. VP block C, carpark and facilities deck. If i am not wrong, block A and B were launched way later.
2. Get EOT from Housing Minister -Covid etc
3. Just pay LAD for the delay

The bigger question to buyers, with construction of block A and B that sit on podium still going on for another 1 or 2 years, how the owners/ tenants will move in and enjoy uninterrupted facilities?

still remember many instance of "them" promoting that they are able to get it at 550 psf previously..seems they are selling at realised gains already.
No idea whats the behind the scene deal..but current phase have faced a long delay..and the developer ynh you know lah..

My takes;
1. location is great, not too far from the new MRT 3 but still walkable..Ive walked before on that road from Dutamas to MITEC.
2. Rental demand for that area is quite stable..my family have 2 homes there..one rented out..I even sold putramas recently at 540k lol..price wise even old condo have good demand.
3. As long as purchase price vs expected rental is realistic..but at 680psf im skeptical...putramas was sold at just 450psf..the house is huge 1200sf
4. Looking at the transaction..some condo in MK have a price drop..but of course not at the "hype" area la..which is the jalan kiara area.

so my take...at 680psf...not yet built? stay far away..Its better to buy 680psf at the secondary market..at least you know exactly what youre getting..i dont see it going anywhere above.
but things may change..mitec/sppk/dutamas side may suddenly become the "hype" area...but as someone whose been there for more then 30 years...erm hard to beat the fomo of jalan kiara.
