Nope Dutapark is along Jalan Kuching.
The one opposite, separated by the KTM line is Riana Dutamas.

High number of transactions, show that even during property slow market today, still able to get high demand for this property.

Yes nearby. But no direct access from Flexus. Is a long way round if want to get to Dutamas from Flexus. and vice versa.

Yes is the easiest benchmark yet is not easy to find. As many new launch today actually cut down on the unit sizes so that the absolute price seems like on par or cheaper than completed subsale around. Make it look affordable.
Some will say studio / 1 bedroom vs studio / 1 bedroom. 2 bedder vs 2 bedder and so on.
But a fairer comparison will be using price per sqft.

Against completed existing projects in the same vicinity.
Dutamas vs project in Dutamas. Not against those projects in Segambut / North Kiara.

Is well known that he is always bias. A project they vested interest in everything will be good. Just like Platinum Splendor, they vested interest. Graded B by him. Before the change of government, so call able to get MRT3 nearby. Unclear booster also right?

Anyway:
Icon Residence 800+ psf
Solaris Parq 1000+ psf
DImmersione 900+ psf
Arte MK 800+ psf
Met 1 900+ psf
Agile Kiara 1000+ psf

The argument here is that if you are able to get this new project (even if combo with cemetery, highway and HTC) at 650 psf, then is a grade A as you are buying at 20% below the area market pricing.

Is subjective. Every projects of course got a price. Is whether you feel worth it or not.

Coz at 650 psf. It is still a good deal. To them comparing with projects in dutamas area.
To others with all the cons, maybe value this at 500 psf only. Plus comparing with other projects in Segambut area. So if can get at 650 psf that is overprice.
