Can gulu guarantee the future selling price or rental price based on grade A projection? If can then sign a future sell back/ rental option. Make them eat their own words. If not, then it’s all just farting. No substance.

Let see... maybe after 3 hours talk, 50 pages of ppt, followed by 1 hour of QA and another 30 mins of sending kaki to informally mix with potential buyers.

If still not able to convince, get kaki to promote it as Grade A in forums, send follow up emails/calls.

This should do the trick. Why need signed agreement to guarantee? 😏

But I might be wrong. Maybe there IS a guarantee agreement.

Syahrim Naim, ada guarantee agreement that? But the guarantor cannot by company lah. It’s your gulu’s personal guarantee that will be important.

Not so extreme lah. You expect personal guarantees from guru meh? Who is going to do that? The guru markets with whatever positive points he can think of, and you buy if you believe him lor.... if make money, everybody happy but that does not mean the guru is good..... money is regularly made in property if one applies reasonable judgement on his own....if money is lost... blame the guru lor.... I don’t think he cares lah 4 years down the road ...there is no recourse for those who buy based on advice from anybody... u acted on your own prerogative

In short... u suka u buy.. tak suka.. u pass lor....

Tis doubt is raised b4 here. Ynh might not hav the confidence or the fund??? God knows. But 1 thg oso to ponder is it dosa to actually bring ppl to holand??? The way I was brought up doesn't include tis part so I'm noob in tis. 🤔

your next door condo valued at 1000psf doesn't mean your unbuilt condo also be valued at the same price as 100psf.

until and unless your condo also valued at 1000psf and there is REAL demand in subsale market for REAL people to pay REAL ringgit for your unit, there is not consider as paper gain.

then what should we called in scenario like this? surely there is financial term right?

and why would YNH wanna sell a market value 1000psf apartments at 700psf? they are on charity mission? want 2nd life or better after life?

I dun c brooks selling 1.2kpsf during launching when ocp transacted at tat price. I stil dun c brooks commanding 1kpsf when ocp hit the peak at 1.35kpsf now.

But again those r grade E props. Unlike solasta grade A and possibly AAA musang once obtain apdl. Gartz n bravo to ynh for committing social responsibility at tis soft market.
