you can calculate your house number by adding all the numbers and alphabet of your house number (the one at your apartment door for example)

I am buying a subsales there, how do I ask current owner to repair the defect as its still under developer warranty before spa...or during spa and before vp?

Can I go check again for defective before spa?

can ask owner to report defects to developer now, no cost to him. plus, can get it repaired faster.

This depends on individual's luck.
My neighbor got his master washroom leaking to down stair whereas mine do not have any major defects except wall leak which is fixed quickly by contractor.

They do testing or normal use then found leaking? Because I'm in the mid of spa only...cant do much test on the unit while its still under other owner hand. any suggestion?

Usually if the first owner who buys directly from supplier for investment purpose, very rarely they will check for defects and launch complaints to developer after VP.

Perhaps you chould consult your lawyer and let your lawyer know of your concern to add this into the SPA.

I was told that Elmina Valley 2 VP date was Feb 2017. So its over 2 years already, and there is no more warranty. Feel cheated by sales agent. ranting.gif ranting.gif ranting.gif

EV2 is vped by May/2018, there is another 10 months to go before warranty expire.

Perhaps you can try to find out the VP date first from your lawyer and check with your neighbours or even double check with the elmina gallery sales agent directly?

Have you signed booking form?

Booking form signed. Agent said that Vp is on April/2018. So warranty till 2020 April. I am wondering how can I ask be protected after getting the house from 1st buyer. I am second buyer. House still new.

I heard before where some developer refuse to honour defects claims after transfer of name despite within DLP... So just in case, bkful

Basically it all depends on the developer whether they will still accept your defect claims after change of ownership, so I think it is best to check with them.

Please let us know if you get their reply. Thx!

If they don't accept claims upon change of ownership, try requesting the current owner to issue a letter of authorisation to claim defects with the developer immediately.

Upon getting authorisation from owner to let you represent them to make complaints, check for defects immediately and inform the developer asap.
The developer will have 30 days from the day you submit the form, to make the repairs. It should be done before your change of ownership is completed.

Ya, my agent told me that too....hope can get the protection, I just scare after move in got water leaking problem and no warranty....dunno how much to pay to fix the leaking problem especially from toilet.
