Not sure the price reflects market sentiment or it is just temporary.

Did SD staff turn their marketing to youtube as well? I youtube Elmina and noted that majority of the video is done by 1 youtuber. Probably after VP, and is time for someone to promote Elmina.

Overall EV side not bad but Elmina Garden seems dead to me even though it is higher end compared to the rest.

Agreed with this. Asked a few neighbours and agent themselves. There are considerably high number of SD staff purchase for Elmina especially the lower price types.

Absolutely agreed. I was told by SDP guy last time. When Elmina city launched back in 2013, those 3 initial phases ariza, keana and regia of E. gardens, the ratio outsider against SDP employee is closed to 2/3. This is likely same for EV1 and EV2 with above 50%-60% are from their SDP employee and prime supporter.

It is definitely a buyer's market now with so many unsold properties. As long as the price matches the fair value of the project then I would say it is a safe buy in the medium to long run.

Based on the subsale prices in iproperty and from subsale agents, I have a gut feeling that EV1 and EV4 has a higher percentage of SD staff purchasers compared to other phases. (Not guaranteed)

I think it might also be a good thing too if some of your neighbors are staffs of SD. Perhaps SD property will be more thoughtful when developing and managing the area when their staffs are living there. Just my two cents.

if caluculate 4 miles from subang airport that will be around GCE exit elmina
