not really a problem in EV1. those small ATR planes are not really noisy.

travel from EV to USJ 12 every morning took me about 40 minutes. Using Guthrie highway, straight to Batu 3, then go to USJ using the Subang Hitech-USJ 3 road. I normally left home around 7.20am.

I believe there is only one chinese restaurant in Denai Alam right now (same row with 7-11). Elmina currently don't have any shop/commercial building, except the one under construction in Elmina East.

the traffic along GCE towards Federal Highway is noticeably heavier starting early this year. I believe this is caused by more housing area opened along the GCE. Maybe some people moved in during the school holiday, and contributes to the traffic now. Traffic will only get worse from now on, at least until DASH is completed.

the showroom is just opposite the central park. I've seen the 900sqft show house, looks decent and not the typical 3bedroom apartment design. the only downside is no en suite bathroom for master bedroom.

1. if i'm not mistaken, SDP help buyers to form RA. security is provided by SDP for the first year. For our RA, i'm quite satisfied with their engagement with residents and their commitment.

2. No major defects for my unit. i can get the contractor to repair the defects quite fast. my most recent defect reported on 5th March (because i am lazy to report it earlier), and contractor will come to repair it tomorrow.

good thing you have all the masterkey. if you need to change, maybe only main and kitchen.

or ask the previous owner if they still keep the key. maybe they give the key to contractor for defect rectification etc.

As a resident in EV, I have to admit that this new township is not perfect and has its' flaws. However, I believe it's far from being bad. The religious rituals you saw are not a common sight. I've never seen people drinking beer in the park so far, and I believe this only happen because of the religious ritual on that particular day. It was the first time we saw that ritual in the past 14 months since VP. The site is cleaned on Monday. The central park have some issue with cows/buffaloes and you can actually see cow dungs at the park. This has been addressed to SDP and MBSA, and SDP already build perimeter fencing for the park.

It's not perfect and we can't really compare to other township with strata title like Desa Park City, but it's not too bad either. Bukit Jelutong is more mature compared to Denai Alam, and Elmina is a lot newer than those two. I think this issue affects those in EV1 and EV2, and maybe some part of EV3. EV4 and EV5 is a bit far from low cost housing.

can ask owner to report defects to developer now, no cost to him. plus, can get it repaired faster.

SDP provide free security guards for 1 year, then it's up to RA to raise the security fee collection and hire security company. The 1 year free period already ended and I am not sure what is happening in EV2. As of EV1, we do have our security guards, and the construction of the guard house is already started.

you got any contact for contractor that do defect rectification? sometimes they also took side job. Maybe you can try to ask them.

hear the noise from aeroplane? yes.
noise is disturbing and affecting our livelihood? personally, no. I haven't heard other residents complaining much about it too.

Usually the defect report can directly submit to him(the contact you provide)?

Because 1st report was submitted to agent on 30 July...agent claimed has submitted to developer....but I dunno true o not.

better submit yourself. try contact SDP to get the portal or mobile app account. easier to submit and track progress.

I know. but there must be a way, right? since the house is still under warranty. I'm not sure how it works actually. SDP should make it easier for subsale owner to lodge defect report imo. Asking for agent to report on behalf is no different than new owner report himself. since the agent is also not the first owner.

Because although SDP bears the cost of the guard house construction, but the RA needs to work for approval from MBSA.
