QUOTE(naqib0307 @ Jan 4 2019, 11:03 AM) travel from EV to USJ 12 every morning took me about 40 minutes. Using Guthrie highway, straight to Batu 3, then go to USJ using the Subang Hitech-USJ 3 road. I normally left home around 7.20am. |

I believe there is only one chinese restaurant in Denai Alam right now (same row with 7-11). Elmina currently don't have any shop/commercial building, except the one under construction in Elmina East.

the traffic along GCE towards Federal Highway is noticeably heavier starting early this year. I believe this is caused by more housing area opened along the GCE. Maybe some people moved in during the school holiday, and contributes to the traffic now. Traffic will only get worse from now on, at least until DASH is completed.

QUOTE(applecider @ Feb 25 2019, 05:07 PM) you mean theres already a showroom/ show unit for rsku elmina? wow i have no idea. have registered my interest online on elmina. last month i dropped by one of sime darby's rsku office and i was told they'll launch Elmina in march '19. thats why still waiting for them to announce or invite for the launch. the showroom is just opposite the central park. I've seen the 900sqft show house, looks decent and not the typical 3bedroom apartment design. the only downside is no en suite bathroom for master bedroom. |

QUOTE(taufoo @ Mar 11 2019, 03:34 PM) Hi guys, 1. if i'm not mistaken, SDP help buyers to form RA. security is provided by SDP for the first year. For our RA, i'm quite satisfied with their engagement with residents and their commitment.I am about to get a unit for elmina valley. Love the place and the design of the units. Honestly, for current price of 6-700k at this location, is a good buy. My biggest concern is security and defect. 1) I know there is a neighborhood committee already setup and they already in the process of building up the security for the neighbourhood. For those already staying there, Is the committee active and committed? 2) For defects, any of you guys encounter FREQUENT repairs for defects? Cannot avoid defects, but if always need to fix something means that the quality is not good. Thanks in advance! 2. No major defects for my unit. i can get the contractor to repair the defects quite fast. my most recent defect reported on 5th March (because i am lazy to report it earlier), and contractor will come to repair it tomorrow. |

QUOTE(asrar_x @ Jun 10 2019, 07:20 PM) good thing you have all the masterkey. if you need to change, maybe only main and kitchen. or ask the previous owner if they still keep the key. maybe they give the key to contractor for defect rectification etc. |

QUOTE(Nardev87 @ Jun 12 2019, 05:37 PM) Initially I plan to buy a unit in Elmina due to the condusive and vibrant environment. I love those areas like Bukit Jelutong where people are moderate and professional. Looking at the environment, most people who bought the properties in Elmina are moderate + progressive + professional bunch of people with diverse ethnicity. As a resident in EV, I have to admit that this new township is not perfect and has its' flaws. However, I believe it's far from being bad. The religious rituals you saw are not a common sight. I've never seen people drinking beer in the park so far, and I believe this only happen because of the religious ritual on that particular day. It was the first time we saw that ritual in the past 14 months since VP. The site is cleaned on Monday. The central park have some issue with cows/buffaloes and you can actually see cow dungs at the park. This has been addressed to SDP and MBSA, and SDP already build perimeter fencing for the park. However, I have a second thought last weekend when I went for a quick jog at the Elmina park. I notice the park was dirty with mess from religious ritual at the lake park. Then, I notice few bunch of people drinking beer at the lake side in the evening (around 6pm). Bear in mind, there's heaps of family during this time having a stroll there. (with small kids!) I notice there's a temple and few low cost flats/apartments nearby. Now I know where are these people coming from. This ruins everything with their third class attitude. This incident has changed my overall perspective to buy a unit here. It's not perfect and we can't really compare to other township with strata title like Desa Park City, but it's not too bad either. Bukit Jelutong is more mature compared to Denai Alam, and Elmina is a lot newer than those two. I think this issue affects those in EV1 and EV2, and maybe some part of EV3. EV4 and EV5 is a bit far from low cost housing. |

QUOTE(asrar_x @ Jul 8 2019, 11:30 AM) SDP provide free security guards for 1 year, then it's up to RA to raise the security fee collection and hire security company. The 1 year free period already ended and I am not sure what is happening in EV2. As of EV1, we do have our security guards, and the construction of the guard house is already started. This post has been edited by fadzlie: Jul 10 2019, 02:50 PM |

QUOTE(asrar_x @ Jul 10 2019, 10:14 AM) I guess we just wait for enough members of residents to come up with our own association. you got any contact for contractor that do defect rectification? sometimes they also took side job. Maybe you can try to ask them.BTW, I would like to have a contractor for front gate repair works. The delivery lorry sudah hantam gate until the metal comes off the cement pillars. Any help appreciated! |

QUOTE(robeng @ Oct 29 2019, 01:29 PM) went to Elmina last Sunday to see the progress of EV5, but didn't see any pillar/structure yet. To existing residence, how was your experience during under-construction process? I mean is SD deliver the house on time? I'm just afraid that they can't complete the EV5 in a year time (expected to be completed in early 2021). don't worry. they will complete it on time to avoid late delivery penalty. |

QUOTE(avinlim @ Nov 6 2019, 02:18 PM) wow...really thank you for your info. Next time treat you coffee when I move in. better submit yourself. try contact SDP to get the portal or mobile app account. easier to submit and track progress.Usually the defect report can directly submit to him(the contact you provide)? Because 1st report was submitted to agent on 30 July...agent claimed has submitted to developer....but I dunno true o not. |

QUOTE(avinlim @ Nov 6 2019, 02:26 PM) I know. but there must be a way, right? since the house is still under warranty. I'm not sure how it works actually. SDP should make it easier for subsale owner to lodge defect report imo. Asking for agent to report on behalf is no different than new owner report himself. since the agent is also not the first owner. |

QUOTE(kha7577 @ Jun 3 2020, 12:00 PM) But technically they can still go in? And I assume all the parks surrounding the property a lot of outsiders will be there right? So far only the illham residence that seem to have a truly private gated property at elimna by law, yes. the parks are under MBSA, not SDP. |
