Elmina is under Shah Alam (Non Alcohol District). DPC is not. Why compare?

Elmina just reminds me of Setia Alam 20 years ago…

The only reason DPC is what it is is due to it being fully dog friendly. No other township has that

The township planning is no way near setia alam. The ingress and egress are a big issue. During my day off last week, I decided to go to Sakura lake in elmina green in the morning and I was shocked to see the traffic built-up from elmina valley roundabout all the way to elmina garden even with such low occupancy rate currently

Sakura lake is at Elmina Green, not Garden.
The mall not up yet, potential yet to be seen… time will tell

The same road is linked to Saujana Utama, and soon directly to Eco Grandeur. That contributed to the heavy traffic.

ER dslh 24x70

Type T2 layout with separate wet and dry kitchen seems more suitable to Asian cooking.

Unfortunately there seems to be only 1 out of 8 rows with such layout.

For open concept kitchen , is easily to convert to dry/wet kitchen concept by extending yard area and add partition / sliding door in between

Already opened link road to Eco Grandeur. It is just 8km away from Elmina Valley to Eco Grandeur. That's the reason why of the heavy traffic now.

setia alam started to jam at the tiny ramp since inception too. Its not any better.

Yeah, that's why I held back from saying whether if it's worth, if your main concern is investment value. But if you just want to buy a house for you & your family to stay there, I guess it could have some potential for future development in terms of convenience and "premium" feel once the Elmina Lakeside Mall master plan comes to fruition.

The low occupancy rate and there are still many empty lands between elmina valley roundabout and elmina green should not cause the heavy traffic here, it's the design of access road. I'm staying near denai alam so I don't know it is this bad until I went to elmina green in the morning during my off day

Yup, since the road connecting eco and elmina opened, can't imagine when elmina start to build more houses at the elmina mall side. Those who bought deep inside of elmina will suffer.

I hope sime Darby can at least widen the road before building more houses.

Hmmm didn't expect this to happen so fast. Eventually Elmina will jam up as more high rises will be built. I am hoping that the MRT will come to Elmina soon. One of the reasons i bought in Elmina Gardens was to have a direct link to GCE to minimise traffic congestion. Guess i was right.
