Dash/ Penchala Link/ Duke - 1 hr?

SEG can work also. My colleague travel everyday so his family can stay like in kampung environment.

You can use public transport. Just park your car at Glenmarie LRT or Kwasa Damansara MRT Station.

I am considering to delay my purchase of of a house in Elmina till DASH is completed. Maybe I am a little risk averse as this is my first time buying a property and I am also starting a family soon. I dont mind paying for toll (surely expensive as hell), as long as traffic is smooth on DASH --> MRT Mutiara Damansara (close to end of DASH) --> KLCC area. I cant do 1.5hours on the road per way. 3 hours of productivity gone. Plus most of my savings will go to house deposit and renovation, making me even more risk averse.

Alternatively, it seems that there are also quite a number of houses for rent in Elmina for a very reasonable rate (around RM1500 rent vs around RM4k for interest on loan). Maybe I can test staying in Elmina first for 1 year to get use to the new environment in Elmina, commuting to work etc.

I am not worried of missing good units as Elmina is a >20 years development. There will always be new launches by Sime Darby.

agree on the step, rent first then purchase.

just for your information, SD used to practice (at least Elmina) selling new phase with the surrounding subsale price likes bukit subang and denai alam landed. i think cheapest denai alam now is rm630k (20x65), bukit subang usually less rm 50-100k.

Hi guys,

I am about to get a unit for elmina valley.
Love the place and the design of the units.
Honestly, for current price of 6-700k at this location, is a good buy.

My biggest concern is security and defect.

1) I know there is a neighborhood committee already setup and they already in the process of building up the security for the neighbourhood.
For those already staying there, Is the committee active and committed?

2) For defects, any of you guys encounter FREQUENT repairs for defects?
Cannot avoid defects, but if always need to fix something means that the quality is not good.

1. if i'm not mistaken, SDP help buyers to form RA. security is provided by SDP for the first year. For our RA, i'm quite satisfied with their engagement with residents and their commitment.

2. No major defects for my unit. i can get the contractor to repair the defects quite fast. my most recent defect reported on 5th March (because i am lazy to report it earlier), and contractor will come to repair it tomorrow.

This is a million dollar question. Depends on traffic. Will only know when DASH is completed.

They mentioned it will take 15 mins from Denai Alam to the IKEA exit, which is close to to the MRT station.
This Elmina project is heavily dependent on the completion of DASH, last weekend I was in there for a resident meeting and SD updated that DASH is 70% completed and will complete by early 2020.

MRT is good. Just sit in, relax, and do some productive works/ thinking. Drive is really not necessary.

Just visited Elmina yesterday, to check out EV3 and EV4.

I am quite surprised that not many in this topic mention about the steep slope of some the area.

For example, in EV3, the slope is so steep, easily >10 degrees. The corner lot is on almost a flat land, but alot of the intermediate units are on lower end of the slope.

Where can I view the topography of Elmina ya?

Apparently the agent said that the closer the development towards reserve forest, the steeper it gets. I wonder if EV5 suffers from this aswell.
