I also went to look at the houses in Bkt Raja Klang but not really like the surrounding as I feel the township in terms of feel and maintenance like the road a bit poorer than Shah Alam.

Anybody has bought one unit here, appreciate if you guys can share why choose Elmina over others?

Do NOT go with houses in Bukit Raja Klang. The air quality is bad. Constant open burning from surrounding areas.

you mean theres already a showroom/ show unit for rsku elmina? wow i have no idea. have registered my interest online on elmina. last month i dropped by one of sime darby's rsku office and i was told they'll launch Elmina in march '19. thats why still waiting for them to announce or invite for the launch.

the showroom is just opposite the central park. I've seen the 900sqft show house, looks decent and not the typical 3bedroom apartment design. the only downside is no en suite bathroom for master bedroom.

1. This is one of Mega Township Project for Sime Darby Properties;

2. A lot of potential development surrounding area in the Sg Buloh area included KWASA Damansara Township. KWASA Damansara will develop by KWASA Land (a wholly-owned subsidiary of EPF) as Master Developer (more info http://kwasaland.com.my/ ), EPF HQ also will move out from Jalan Raja Laut, Kuala Lumpur to this new EPF HQ Building(still under construction, expected completed on August 2020), as we know their location is between MRT KWASA Sentral and MRT KWASA Damansara. Potentially, EPF as a large global fund manager will attract a lot of counterparties to did JV with them;

2. As mentioned above Sg Buloh area is one of the last pieces of the Klang Valley area to develop from the developer perspective. The Elmina City will be second biggest township area after KWASA Land Township in the same area. KWASA Land through KWASA UTAMA (near MRT KWASA Sentral and its a part of KWASA Damansara township as city center) will focus on the KL Sentral Development model comparing with Elmina City more focus on residential. Mah Sing and Malton as one of the bigger developer who has a lot plot of land in the same area realize this bigger project plan. Malton look like wait and see meanwhile Mahsing progressively developed D'Sara Sentral near MRT Kg Selamat and Star Avenue Mall. Due to a little bit of slow development by KWASA Land. Mahsing likes playing gamble, Star Avenue look like rushing to develop. As results, a lot of tenants moving out include their bigger tenant Giants Hypermall.

3. In addition to supporting these two bigger township project, gov have played their responsibility. A lot of access for this 2 townships. Other developers and township surely will feel 'irritated'. Elmina City has supporting access not limited with Guthrie Highway for easy access to NKVE or Nort South Expressway but in future, they will have DASH Highway direct to KL and its will over Penchala Link. The first DASH entrance is Denai Alam Toll (part of Elmina City area). Setia Alam residences really tension with this announcement but we have heard one access via domestic road will be developed from Setia Alam domestic road to Jalan Pulau Angsa at Nusa Rhu so Setia Alam residence may use this alternative road to use DASH Highway. We don't know, maybe Setia Alam will facing congested due to heavy traffic at pick hour near Persiaran Mokhtar Dahari.

4. MRT line also looks like benefit those who are living at Elmina, Subang Bestari, Kampung2 Paya Jaras at Sg Buloh area. The domestic road only takes 5-10 min (around 3-5km) from Elmina Garden (Elmina East) to MRT KWASA Sentral. This domestic road will rebuild when KWASA Utama completed their projects instead of DASH Highway as access for KWASA Damansara, KWASA Land want to take an opportunity to use Guthrie Highway as well. You can find it on Master Map Plan City Elmina. For better resolution try to download new pdf brochure Master Map Plan will point out where RSK. We have been informed RSK will build near Elmina Green.

If yes, then I think this area will slowly taking shape from now onwards.....

Actually from Google Map, we can see the Elmina actually is beside Kwasa Land, but for now, due to there is no infrastructure to have direct connection for both area.....but it is still able to reach via existing trunk road out from Star Avenue there.....

Hopefully in the future once the Kwasa Land is kick off their development (Might take a while due to existing economic environment), then we can see the spill effects of the development on this areas.

Time will tell.

yes saw the unit plan on rsku page. agree that it's not ideal for the master room to not have bath unit attached. that's one downside i see aih

wow thanks. yes heard that rsk will be next to elmina green. rsku houses will be elmina west, any idea how far is it from mrt? or any plans/ news of mrt on the west elmina side?

It's confirmed that why old building EPF, Petaling Jaya (near PPUM) after on fire last year they don't want to refurbish. Signboard construction for EPF HQ dah terpacak at KWASA Sentral. Delay due to earthwork issue, the land is rubber plantation so its take time from the target date (2019).

Then thats good for the surrounding for the Elmina since EPF HQ is started to move on.....hopes more and more projects will started around Kwasa Land will further improve the connectivity between Kwasa Land and Elmina, and bring in economical spill effects over the township development for the longer term in the near future.....

Anyway, last time I heard there is one developer want to start to sell their residential development in Kwasa Land, will it started anytime sooner or KIV for the time being?

It's very near actually..but now the road there really small and packed
but new road will be developed form elmina through subang bestari straight to kwasaland in the near future

Guys, I am currently doing a water ponding test in bathroom, anyone having the standard guideline on that? Or where should I refer from government sector perspective?

Dont exceed more than 2days/48hours.

Or else you will damage the waterproofing and the ceiling paint underneath the floor slab.

I saw some owner, do water ponding more than 3days, then blame the developer for defect. doh.gif

Yes, waterproofing covers the whole toilet floor area up to a few millimeters/meters of the wall.

As per my understanding, SDP not allow me to do whole toilet.
That why I need some guideline, how to proof that I can do whole toilet? Any gov website I can refer?
They only allow me to do shower area.

What was the reason given by SDP that you can’t do for the whole bathroom? Challenge them by asking whether the basin area does not have waterproofing? If yes, then why can’t you do the test?
