Yup I faced the block today as well, went to ask because VP supposed to be later this month, the staff all very evasive, giving evasive answers to a simple & direct question of whether we can get access during VP or need to drive around old town to get there...

Lol, received this right after finish posting, at 530pm long after today's event over:

RM0.00 (SEH)Due to sudden excavation works by others at the Swan roundabout, pls use Jln Semenyih to reach South Creek @ SEH2. Apologies for the inconvenience.

Personally I won't consider bringing issue to politicians unless I know the real reason for what's happening.

Because IF SP is at fault (we won't know unless they stop being evasive), I consider it a misrepresentation of facts when they sold the units hyping the masterplan & access roads. This is not a highway dependent on highway authorities' approval, this is between 2 developers & they had years to sort it out.

SP should be more upfront about the real issues instead of being evasive when asked by purchasers, which raised suspicions as to who is actually at fault, I was quite pissed at the silly grins & conversation going round&round without addressing directly why & when. They seem to be afraid of future sales being affected but not afraid of anger of current purchasers about to VP.

Very disappointing.

Surprise to hear that EM and SP will have court case given that two companies were founded by the same group of people, similar corporate culture, similar contractor as well as complementing masterplanning....

yup, the Court has already made a decision in favour of SP, unless EM wants to appeal which will take some time...

Not sure why EM suddenly come up the argument that they are in custody of the aforesaid land despite they have surrendered back to the Authority...

If it's the case to unable to access the ecohill 2 from eco majestic in future and need to route big road then only can go in there. I'm will very disappointed and regret to bought the house at ecohill 2. Haizzz

Spoke to a rep from Setia and was told that they have done their part in bringing this issue to local authority and request us to do the same. So we planned to comment in all EW/EM Fb wall and write to MPK & YB.

Having said that... now they said they have done their part, after the issues get highlighted here and someone produced the court document.

When I asked prior to this, they gave me vague answers and the runaround from rep to rep in their showroom.

The SMS that came on Sunday implied it was an unexpected "sudden excavation work" that leads to temporary closure, a completely misleading message when read together with the court document posted here.

In fact, on Sunday's event, they put up directional buntings all the way along the old road and none in the direction through EM, which can only mean it was definitely prepared in advance and not in response to "sudden excavation work".


So if any of SP's rep reading this: I suggest SP "help us to help you" by drafting a FB infographics highlighting the LEGAL & other FACTS so that buyers can viral it, it's better than us ranting online individually WITHOUT the full facts since you are not being upfront about it. Take responsibility. If you have nothing to hide, this is the right way to engage your buyers & supporters to win the war through social media.

Yup, I queued up when they first launched to get a unit.

I hope SP is taking responsibility and realize buyers can claim misrepresentation since this issue happen before VP. It's different if we have already VP'ed, moved in and suddenly EM block the road, if that were to happen, then SP can say they help us and we also need to help highlight, but not in this scenario.

Maybe they realize it and that's why all the evasive, pusing-pusing replies given prior to this.

As buyers, we can highlight our unhappiness publicly to help draw attention to it, however, it falls on SP to deliver on what they sold, including the access road which was heavily promoted in their masterplan.

They want us to do "our part", then they need to furnish the data and the tools so that we can help THEM.

I went there exactly a week before they launched and road to SEH 2 was closed as usual. No excavation work being done at that time.

Then I came back on Sunday 19th was surprised and immediately call the office. I was told the work is being done by third party but kinda skeptical about it. dry.gif

Social media is powerful, but if the information is not handled properly, might involve legal case.

The more feasible way is to gather the buyers and form the Residents Association quickly. After that committee can lodge report to MPKJ and other associated local authorities and of course follow up closely.

The committee then can invite VIP to come over, together with the reporters, "free publicity" to the developer.. biggrin.gif

I heard some initiate the online petition, is it true?


Ultimately, this is a resident issue, developer can help but the voice from residents stands out.

The fact is the connecting road cannot be accessed, no one can deny that. As a resident, regardless what are the reasons, you have full right to lodge complaint to authority and seek for clarifications from the parties involved.


Even Setia tell you something, it might not reflect the whole story as well, don't you think so?

Yes, plan some actions collectively. Residents should take lead in this effort.

SPA does not mention it is obligation SP Setia must provide you the access road in black and white. As a matter of fact, they did provide the road, but somehow it is blocked by other party.

Broga is bukit lalang. The view is just there when you reach the peak. Nothing block your view such as big tree. Unlike this, is pretty much a hutan up there. Never went up yet but as expected, not much of a view. Nevertheless is a nice and big track and can possibly drown you in your own sweat! Kudos to SP Setia! rclxms.gif

In SPA only mention "ready for connection", not "already connected".


Normally TNB is fast, Syabas is a bit slow.. Normally within one month after VP, both should be "already connected".

SP Setia Ecohill just put up a Ecohill 2 link opening ceremony video in FB. EM swan roundabout was blocked by the excavation works. Here opening there blocking,parties involved of blocking works really slaps the face of Setia and no respect of YB.

Hi guys, im in dilemma on whether to buy or not to buy in SEH 2 or Mainly Semenyih, for my own stay. Its only for me n my wife no kids yet. Currently staying in Wangsa Maju, will be changing to new job soon near KLIA.

We're looking at either Clarus so that we can directly move in or the Amarus for later.

Any suggestions? Recommendations, or advice.

Nilai and Sepang not as near to KL/PJ like Semenyih.

Semenyih nearer to KL/PJ.

Furthermore Sepang not as developed as Semenyih.

If not mistaken, clarus is much more expensive.

Amarus price seems to be quite cheap. Seldom u can get a landed in township with this price

Investment should buy subsale in Ecohill 1, Ecohill 2 takes longer time because of slow development by EcoMajestic.

not going for subsale, as i prefer to wait this house to be completed in 2020, together with the ecowalk mall and aeon in em..

The completion of Ecohill Walk mall will directly beneficial to the units in Ecohill 1. Ecohill 2 only can hope for the spillover effect.

AEON Maxvalue in EM heard long time already, if not mistaken 3 years ago, today still can't see piling yet, hope really can be realized soon.

Anyhow, Ecohill 2 units just need to have holding power for longer period, make sure don't flip or expect rental cover installment upon VP later should be fine..

aeon in em already start building.. was there few weeks ago, will complete in 2020..

i was hoping to flip, haha.. and hopefully get some rental.. when i bought this, i already plan to hold minimum 5 years before planning to sell.. if price not good, then hold for 10 years.. this is also 1 of the reason i take pre-build, so i no nid care bout 1st 2 years..

the stretch from SE2 to Swan roundabout is about 2 km , from what EM SA mentioned is about less than 1k from the roundabout . approx 3km.

You mean from South Creek? If houses in wetland only about 1km from swan roundabout. If the road connecting to Westgate is opened, Ecohill 2 first phase residents reaching Majestic city only need to travel about 1 - 1.5 km.

Don’t get confused, Aeon Big maxi value which is a low cost selling more localised product is in EM, Aeon shopping complex is in Nilai which is about 20mins away- where u have more choices of japan/Korean imported products. Aoen Nilai is due to be completed this year.

It depends if it is Maxvalue or Maxvalue Prime. Maxvalue prime is similar to the one in Sunway Velo, while Maxvalue is similar to the one in Mahkota Cheras currently. AEON Big (used to be called Carrefour) is the one similar to that in Bandar Tun Hussein Onn.

There is no direct highway connecting Semenyih and Nilai, either only can use LEKAS- Pajam trunk road, or Bangi trunk road - NSE, not that convenient actually.

Rented a place behind petrol station before- major no no! First and worst pollution = noise! Worst at night time when all the motorbikers warming up their engine for a race or what not. Super loud and usually out of sudden and give u heart attack in the middle of the night. The noise pollution is throughout the day with lorries in early morning and evening.

Then is the air pollution. The pollution is not from the petrol so much but the fume from exhaust pipe! Car and motorbikes!

1- Carcinogenic petrol fumes ( esp when petrol tankrr delivering)

2) as stated, noise pollution

3) fire risk

Or you don't work nearby semenyih , do buy if you are bosses who looking to hv relax life or wanna expand your warehouse nearby. Good investment coz your kids education is basically catered for here with international school and Nottingham uni. and factory land or warehouse is so much cheaper this side. Logistically is better too compare to SG Buloh.

yea... thats some of the arguments here also... stay near city mainly because u pay lesser toll.... so the roads are all super jammed up... compare to u travel from outskirt... but need top pay toll.. which u have more smoother path towards KL... when i stay in old cheras... go to PJ work during peak hour also more than 45 mins for less than 20km distance...

Honestly bro, the double storey design for interior is abit small.... compare to forest 20 65 looks big especially the first floor... I’m waiting for new phase release but obviously the cost will be much expensive compare to current phase ...

It is not trick, just that EW worked out why many fishes were lost which is due to bank loan rejection. Hence with H2O, they can be sure these fishes are not able to escape the net.

Looking from the other side, buyers who don't have to worry about bank loan approval will be even more interested with H2O as we can save a substantial housing interest! win win

Scenario 1: Pre-Help2Own

Unit cost: RM 800,000
5% down payment: RM 40,000
1% introducer fee: RM 8,000
5% discount from developer:RM 40,000
90% bank loan: RM 720,000

Net paid by purchaser (exclude interest): RM 40,000 - RM 8,000 (assume introducer is family member) + RM 720,000 = RM 752,000


Scenario 2: Post-Help2Own

Unit cost: RM 850,000 (developer jack up RM 50,000)
1% down payment: RM 8,500
9% discount from developer:RM 76,500
90% bank loan: RM 765,000

Net paid by purchaser (exclude interest): RM 8,500 + RM 765,000 = RM 773,500

The 4% actually is inside h2o, u borrow 100 u pay 96 lo.
Previously was 13%

If u full loan 90% rebate 7%

hi all, recently i stay in saujana impian.
and i plan to buy SEH clarus.

so any comment ? and Pro and Con?

my goal is just get a landed property, i consider kajang east before, but no more ready to move in unit.
i plan next year can move in, so just looking for those ready to move in unit. and some more i dun like face to agent, so yesterday i went to SEH office, they still show me some unit left.

anyway, pls give me some idea about the pro and cons yea

act i oledi have one unit in bangi avenue 3 stry house.... think to move in, or buy ecohill 2

You only buy new property as upgrade and the size should be at least 30% larger than yr current one.

Judging from yr portfolio, you should be very well verse on what to buy and where to buy already.

act the 3stry is my wife, her family bought this under her name and her sister name, after they bought they rented it.
so now they ask we wan to move in or not. if we didnt move it, they will continue to rent out

so my dilemma is, wan to buy another 2stry at eco hill 2? (or maybe kajang east) or just move in to BA

Interested to buy a property here but come across the odor pollution problem and really stop me right there.
I visited the Setia Eco Hill 2 area last Saturday (31/8/2019). I asked the SA about the issue.
He said it is because of buffalo farm which is located almost next to the Setia Eco Hill 2 South West.
He said SP Setia has offered to buy from the farm owner but owner refused.
The smell occurs because the owner did not maintain his sewage system so all the poo water just accumulated there.
After Setia complain the owner already repair it and he claimed in these 2 months they didn't receive complain from resident again.

I drove to that area with open windows in my car and I couldn't smell anything but this is at afternoon 3pm.
The complain was at early morning and night. So I cannot guarantee no smell.

But one thing I can notice is at one area when I drove pass, I can smell palm oil tree burning smoke.
I guess this cannot be helped because that area is indeed palm oil tree plantation and farmer there has been doing this kind of burning since long time ago.

Any other people can share your finding? I am holding and not dare to book yet.

That is considered good news regarding the buffalo farm i guess.
The SA said the smell is strongest at early morning and late evening. Both are the time slot where I am impossible to stay there to wait and experience it first hand.
So I guess only real resident there can give accurate feedback. Anyone here by the way?

I am looking at Blu Residence (launching this month according to SA) and also the Carnus.

If you look at the master plan yes indeed SEH2 will be a major residential area. If anyone buying Setia ECO Hill 1 and 2 because thinking is peaceful life in next 10yrs i think will be deeply disappointed. laugh.gif

I think a lot of things in the master plan is yet to be implemented. For example in front of Blu Residence now is a big hill. In master plan it suppose to be an apartment and school complex, unless these two buildings are indeed planned to be built on top of the hill I think these hills will be flatten in future. But please do not forget the first two rows offered to sale, directly in front is a proposed mosque and islamic school.
and at slightly to the west (across the mosque) will be a petrol station (meaning strong lighting 24hrs).
So there is disadvantage for these rows.
One have to consider that. There is always a reason for cheaper price now to attract buyer to finish sale the foreseeable less sell-able units (compare to those rear rows of Blu Residence).
But if not enough Muslim resident request to build mosque then the mosque will not be built, but the land will forever reserved for a mosque.
So you always have a risk factor there forever. Right now it does not seem to have enough Muslim community there to justify the building.
Once the demographic of the residents at that area changed in future, then it will be built.
Any kind of religion building will be a disadvantage, be it Chinese temple or Christian church. You do not mind now when buying but when selling people will use this reason to negotiate lower price.

Has Frossa been launched? What unit is this? Semi-d?
I asked the SA regarding this sewage plant. According to him this is not an open air kind of sewage collection, it is covered by a cement top.
So visually you will not see anything unpleasant.
But smell wise no one can guarantee, with current technology as long as got maintenance should be fine.
You should be more concern about the buffalo farm which is about 200m from Frossa.

Yes you are right. It is 20'x65'. Light brown color should be 20'x 70'. But not going to be launched yet.
Only the 1st two rows in front of the mosque is being launched.
Which is a logic decision, sell out the unfavorable units first (where people race to buy early for cheaper price), then only launch the more favorable units at later time, not only the SA can argue this units launch later hence more expensive as property appreciated, also it is further away from mosque.
If they launch the units far away from mosque now no body will grab the units in front of the mosque, just a foreseeable outcome. End up with a long row of unsold unit.

It is a good business call. But bad for buyer.
So depend on how desperate buyer is. If buyer willing to wait (then need to bear risk of higher price due to appreciation via time and also a more favorable position) then they can get a much better Blu Residence units.

I am having this tough call as well.

Hi Guys! I am one of the owner of SEH2 Elmera unit, waiting to get my keys anytime soon. I have also noticed that small steel container guard house. I have checked with the sales person, it seems they will build a proper one soon.Current one is just for temporary. I hope its true.

Hi Guys! I am one of the owner of SEH2 Elmera unit, waiting to get my keys anytime soon. I have also noticed that small steel container guard house. I have checked with the sales person, it seems they will build a proper one soon.Current one is just for temporary. I hope its true.

Unlikely will have new one. If not mistaken, it's up to RA whether to have a better guard house or not.

To be honest, i dun really care the looks of guard house, as long as it does a proper job, like eco majestic one. Majestic guard house and security is really top notch. Of cos the look of their guard house is wonderful and is a plus point, but like i mentioned above, i dun care as long as it can do a good job.

I am more concerned on seh2 fencing around the area. Looks like a cheapo steel type and not 'strong' enough, unlike the eco majestic one.

Of cos EM is having better landscaping and appearance, their price shud be higher than SEH by quite a lot.. Also with double maintenance fee than SEH i guess, so shud be no issue to maintain those facilities... You pay for what u get i guess

You dun actually need to build filmsy structure. You can have steel and brick structure but it will never be called permanent bcos the licence for guarding is renewable every 2 years.

fyi, the current guard house is for temporary purpose
currently RA still waiting for the approval from land office to get the TOL permit.
once it has been approved, the SPS will come in to built the permanent guad house.
the construction cost will fully bared by developer.

yeah RM1.30 is Lekas Highway but dont worry the toll rate will be same until end of concession in 2037.

Yes, the type B is essentially the same house as type A with extra 10' backyard. I believe I saw someone else mention Setia launched the first phase of Aronia directly in front of mosque/petrol station/main road from the Master Plan:

There will be long way to go before they build a mosque or petrol station there. And if not mistaken, its not even confirmed yet, as its just a plan.

Yes first phase, when I bought around Novemeber, the only units launched were the first four rows of houses (only up to Jalan K). The rest below haven’t been launched yet.

I bought the unit....My unit number is 26. I have signed the SPA, pending for Loan agreement signing.
I got the unit for 475k after 5% disc, I had to pay balance 5% cash. What was the initial launching price?...

Hi everyone,

We are looking to purchase a property in SEH2. Thinking of getting frossa.

But I have heard of smells in the area, and the space opposite frossa is some mine kind of a farm.

Is this true? And can anyone also share how long does it take to commute to KL on a weekday? We are working in KL.

yes..u r rite...
the distance from the farm to Frossa is just roughly 700 meter -1km away.
on and off can smell it from the farm.
however, to me at least it is natural smell compared to the chemical smell which may haerzodous to our health.
so it is depends to local authority to take actions at least can improve it.

if u working in KL, it may take around 1 hour to 90 mins from ecohill 2.
unless u wake up earlier an skip the jam.
some of neighbours is taking LRT/komuter to Kl town

chemical smell suspected from the oil plam refinering process.
MOE did inspect few times but also gave compound to the factory.

the chemical smell is obvios in Ecohill and Eco Majestic but Ecohill 2 is rare.

for cummuting issue, many residents park at Kajang station. other station i am not sure.

i always travel home using PLUS highway from sungai besi to putra mahkota and pass by Serene heights.
to me, Serene heights is more nearer to putra mahkota toll or Lekas ecohill toll.
however it is also depends which route u r using/travel..

so far i can see Frossa in Ecohill 2 is more well plan compared to SH.
even though SH is more nearer to toll, but nearby there is no Commercial area and u need to travel to bangi avenue or come to semenyih town.

Purchased Frossa Corner lot.
Sign SNP last month.
my wife and i , we travel almost everyday to walk our pet there along the walk way next to South creek.. Take 35mins to travel from KL Pandan Indah area to South Creek. And it takes 35 mins for us to back to Pandan Perdana home. Distance is rather acceptable. We do this daily departing at 5pm.. Back to Pandan at 7pm after a walk. This is to make us get use to this kikd of distance until we get our key in the end of 2021.

So far didnt smell anything strange there yet during evening walk. And i do like the area because it has most green compare to the other taman..It’s a place that worth to spend time with family for the rest of the life.

Currently At my age of 27, i do appreciate that time of peaceful life. Prefer to stay away from a busy city after a day of hectic work. I believe most of you here who purchased SEH2 not because of the price alone, but the experience.

Yes. You can pm me, i have done extensive research before deciding on it. Survey most of the klang valley landed project and then only come to the conclusion to get the corner lot of the frossa.

SH has limited accessibility compares to Seh 2

On top or the highway, SEH2 you will expect its future expansion. I strongly believe it will be a self sustaining township soon like Puchong one day.

I heard the first phase of flexible layout Semi-D in Setia Ecohill 2 was recently open for registration. They named it Farina. And I believe it is located beside the South Creek Park behind the existing Frossa site.

Just wondering...what are the amenities plan for eohill 2?.
For example who has bought the petrol station land?.
I heard rumours an education institution bought land north of the precinct close to Eco Majestic ...Any insight will be good.
Trying to envision what this place can become...in the future..

I visited that area around last week, currently, the area in blue is currently ongoing land clearing and cutting for upcoming development. The area in red will be cleared also in the future from what I heard.

True, is it the same for majestik? But my last visit, size looks okag, not that small.. Some SEH houses could be bigger if pick the same price range cluster house

Hi would like to ask, currently I am deciding between farina SEH2 or Cheerywood Eco majesty.

Started to check out farina after heard there are frequent plastic/rubber burnt pollution late night till early morning cover most of eco majestic.

But is SEH2 affected by burnt plastic rubber pollution at night also?
any residence from SEH2 can detect any weird smell there?


I only know that the buffalo farm manure issue already settled (reading from lowyat forum)

Not sure where, but bcos i have found this on Semenyih Clean air Initiative facebook page
(latest comment in one of the picture several weeks ago, apparently the folks there still experiencing this mysterious burnt plastic rubber smell)

Therefore I am looking to SEH2 now for other option as I don't want to live with this smell if this is a huge problem there in Eco Majestic

Hopefully SEH2 is not affected

just look for those further from the industrial area.
I went there yesterday morning & apparently there is some weird smell (dead fish kind of or like chicken feeds) coming from the industrial area which is like what eco majestic folks have been complaining on their group.

SEH2 should be safer i think but not 100% sure yet.

Website showing expected completion date is Dec 2023, but if based on SPA, latest is July 2024.

Yes Beronia is terrace 20x70. May be well received so developer increase price for every phase...

Generally, SEH2 is the nice place, the only downsize is the HTC.

I am not so worry about HTC, just a bit sore eyes only. From what I understand, Beronia is about 300m away from HTC which should be consider safe. Springfield residence price higher and more towards cluster home, which I not so like it.

I'm not up-to-date with property prices. Is this normal pricing for 22x70 (or similar sqft) landed house? I looked at other "similar" properties like Sunsuria Seni, Elmina, Eco Majestic, Eco Grandeur, and seems like the pricing is about the same. Just want to make sure I'm not buying an overpriced property.

Personally Ecohill 2 seems nice, but I don't go there often (only visited South Creek 2-3 with my family), so I might be looking at it from rose-tinted glasses. Any bad sides of Ecohill 2 or SP Setia that I should be aware of?

Based on my survey on last year around this period, ecohil 2 terrance price I think starting around 600k and above, but that's for 20x70...

Yup, Semenyih property is on an uptrend due to new house prices rising at other places in Klang Valley. Where the new house prices are reaching 800K to 900K ranges.

Still can find affordable houses in the Semenyih area but it is on the rise too.

Semenyih might become hot pick among those working in Putrajaya and Cyberjaya once the approved Putrajaya Bangi Expressway is built. It will have an exit at the Setia Ecohill Lekas highway exit.

Interesting, I wasn't aware of that new expressway. We love going to the parks in Putrajaya, that would definitely help cut down the commute time from Semenyih. Otherwise it takes upwards 30 minutes (with smooth traffic) via LEKAS and SKVE.

Right now I'm about 70% sure of SEH2. The remaining 30% hinges on the fact that there is a buffalo farm about 200m from Chorus site (Chorus is the closest to that farm lol). I need to go there personally to check if there is bad smell.
Anyone here already live around that area for some time? Is the smell as bad as some people say?

I would recommend you to go and feel for yourself the environment at the Chorus project site.

Authorities have been taking action against the buffalo farm after people have been complaining about the smell in the past.

I have been frequently having dinner after work around eco majestic shoplots area & experienced quite alot of times foul animal feeds smell coming from the beranang factories area. All the way towards the factory area passing thru SEH2 i believe.
If i am not mistaken, there is a thai big factory producing animal feeds there

Thats nice. Are you currently stayin in seh2? How is it? Workin in kl? I checked the distance to trx. Its no longer than going to gamuda gardens rawang. Similar.

Once the ekve kicks in end 2025 (prolly 2026) then more things will.move.

From ekve I see that there are 2 links... one u have to exit the ampang town interchange but then have to take the trunk road to connect to suke. Second, go till the end of ekve (exit ukay perdana) and there is a direct link to mrr2. But this will be a roundabout way to go klcc......

Anyybody has the latest on this? This is important.

If buy SEH 2 house from original owner (subsale) but still within 2 year defect liability periid, will Spsetia still do the defects for the new owner?

Reputable developers do esp since the rectificarion is borne by the developer's maincon.

When did u come last time? If many years ago, then now both areas got many eateries open already, I m Chinese so only go for Chinese foods. Ecohill Taipan got 3 foodcourt on same street, always crowded, so I usually go to uncle fei kopitiam for breakfast.
Majestic here also got abt 3 Chinese foods restaurant, but food here of course not as nice as those old shops in cheras, my favorite is xing Chu and lucky seven, bcoz close to my house. Here also got three food courts, one got big crab sign on signboard, another one same row with mixue, that one got more foods in night. Another food court at the opposite shop lot area, that one seldom go now, opening during day time only.

If u came las year, then most likely still same to u, "nothing to eat" lol.

Along jln broga also got many Chinese restaurant. My son like to go orchid hill for breakfast on weekends

Tks for the recommendations, heard about Xing Chu but yet to try. You should try this restaurant on a hilltop, beautiful scenery. Hai Wei Tian next to Orchard Hill café. Went many times already because the ingredients are very fresh and are all deliciously cooked. Another interesting restaurant is Mizuki Garden Restaurant but this one is northern China food. It also has a resort where you can stay. One of my favourite restaurant in Broga is Hiong Seafood Farm village, food here generally is good. There are many good food around Broga which I am more familiar than Setia eco hill/ eco majestic areas.

Waoh, I didn't really explore broga after staying here for almost 10 years, don't know got so many nice foods there, lol. Thanks.

This Hai wei tian sound nice but seen like very deep inside of broga. Will find one day go to have a try. We usually go broga on weekends morning, walk up to the small hill at the temple there , then come down for breakfast.

Dinner usually go to cheras or kajang, as my wife prefer to go there.

If you’re really interested in buying a property at this place,

Try to rent a house or book homestay at this place for few days to get a feel of the environment here. This is better than buying and regretting later.

I did this when buying my first property.

Can't be picky nowadays, as least SP house don't have foundation sinking issue, consider good workmanship already. Recently heard one case happened in Semenyih area, foundation sinking after DLP, feel bad to those buyers.

I know prescient 1 & 2 many got roof leaking issue. But my friend's house in prescient 3 still in good condition, he already stay for 4 years. He bought the unsold unit with 6mths warranty only, no issue.

I think EH2 will be more prosperous next time compare to EH1. The Nadi already start selling for phase 3 shop lots. If I recall correctly, eventually this business zone will be a huge one, close to 1000 acres

I havent started living. But the plastering, wall alignment, tiles all look very good. I am very particular about alignment, no waves in walls, tiles alignment etc

I havent tested waterproofing though

For residential living, I would not like to live too close to high activity commercial areas. Traffic is going to be a problem, especially the way our drivers behave. Imho, living near Club 360 may be better. Not too far to drive to Eco Majestic and EH2 commercial zone yet far enough to avoid traffic madness around successful(if they are) commercial establishments.

Im always in a quandary between seh1 and 2.

Heard that the earlier phases of seh1 are mostly tenanted hence a more unkempt look overall. Whereas seh2 is more owmer occupier and so less of that.

Any phases do you recommend for seh11 near the clubhouse?

Location wise prescient 3 in front of 360 center is the best among all, no new crazy high rise or commercial will be built next to it.

But nowadays it also got its own problem, the EH toll is too small to handle traffic volume especially during peak hour. My friend stay there have to make big round every morning to use majestic toll to go to kl from lekas, can save 10-15 minutes compare to Eh toll. EH2 can go to majestic toll faster.

So all got its pros and cons.

Agree that precinct 3 probably offers the best locality. They also offer a very generous with additional Raya discount during Mar/April earlier this year. With the many high rise buildings coming on stream in EH2, the Majestic toll may soon be more congested when people starts living in them. With the same footprint, a condo/apartment can pack in many more people and therefore the number of cars that will pour onto the road contributing to traffic (toll) jam.

Yup, so once all high rise are occupied, Majestic toll will be packed too. But everyone know the jam at EH toll now not just due to increased of residents in EH1, but there are too many cars come from other residential area like kesuma, broga, bereanang, either want to queue to go out to old jln Bangi or go out to lekas, even my neighbors in Majestic also die die stick to EH1 toll every morning.

So by judging from "typical" m'sian behavior, EH toll might still be worse due to it is cheaper and attract more ppl to use.

I don't know abt their raya discount, but EH2 house mostly are normal neighborhood guard house, not like prescient 3 so atas, so the price is more affordable. Anyway the discount can't compare to the time when they gave 25-30% to clear unsold unit right after MCO few years ago.

And those future residents from high rise might flow to eh toll too, since now every morning Majestic road heading to eh toll are full with cars too

I always thought that setia ecohill would be a success if the 2 companies dont fight and cannabalise each other. 3 townships seh, seh2 and em launching houses st the same time! How not to create oversupply?

Ya, nothing is perfect, all township will have traffic issue, like setia alam and rimbayu. Just hope that ekve can ease the crazy jam btw cheras and kl

EW and SP already fight until see the blood d, won't stop one, can see battle ground now turn to commercial in EH2 Nadi and Silver square and majestic lab. Good thing is once all shop lot vped, it will form the largest business zone in semenyih, couple with the 4000 condo and rsku, next 5 years will be very exciting. With so many rsku here, hope gov can upgrade the infra too.

But the hot spot in Semenyih will soon be shifted to the broga area, now got multiple projects running at there. I still remember las time my friend told me Boustead will bring in IKea, but now macam no news d as Boustead has sold their land. Just wait and see whether mahsing and ew can bring in something excited at that area.

I would say Rawang is more developed compare to Semenyih, so the price is higher. With EKVe, think can skip cheras when go to rawang.

I am from JB and had been looking to relocate to live in KV vicinity. My search began 3 yrs ago mainly focusing on Kota Kemuning. I particularly fancy Amverton Park for their low density tranquility.

In March this year, I happened to go on an overseas trip flying off from KL. I took the opportunity to arrange for viewing of Amverton Park. Can't recall what happened exactly, I ended up viewing Jade Hills and Setia Casaville too.

If not for an empty land right next to Amverton Park which I feared may see high rise being built, I would hv settled for a unit there. Environment wise, Jade Hills was right on top. I love that there is a lot of greenery. Only disappointment is the lack of nearby conveniences. Finally put my money down for Casaville which in my view is somewhere between Amverton Park for conveniences and Jade Hills for greenery.

Now that my property search is settled, I'm trying to learn as much as possible about Semenyih and vicinity from others so I can wase settling in when I move in towards end of 2026.
