Peruntukan terbesar bagi infrastruktur jalan ini pula melibatkan kos sebanyak RM40 juta bagi menaiktaraf Persiaran Mokhtar Dahari serta RM36.7 juta untuk membina dan menaiktaraf jalan di daerah Gombak.


Budget 2018 allocated. Is the PMD upgrade work started?

I assume part by part. SO far can see they have started to do a bit land reclaimation on the twin lake along Jln PMD, which is think that part is not under DASH authority works.

mostly focused around the DASH highway there and exit to jalan sungai buloh... nothing has been done on the rest of the road... lol... i guess thats what you can get for only 40 million... haha

What, 40mil for Puncak Perdana area only.
Should be part by part, now land reclaim extend to twin lake.
I believe next year only is turn for HP and EG.

for now... i just wish they light up the whole PMD first... lol... and yeah... expand all the one lane roads to 2 lanes... make sure there is no bottleneck along the way... but at least can see they really upgrading it... instead of just blow water only... better than nothing la...

HP & EG stretch will be done by MKH & EW respectively.

Now we can see MKH is quite aggressively to construct the road expansion at their area.....and EW will be do part by part as of now can see.....

yeah... as long as the part after MKH all done upgrading by government... then this PMD is good to go already... the developments here really getting more by day.... current PMD will mati katak supporting all these traffics... lol

Urban Fresh started piling d? Is it that one hoarding up? that one I think they did piling for their latest phase shop lots in Hill Park Avenue. Urban Fresh that land should be still vacant opposite their MKH sales gallery now, correct me if I am wrong please.

Just wonder when MKH will completed their road expansion works......coz quite messy also....

the original sales gallery land ma... already gt some construction there already... its supposed to be ready for urban fresh one...

occupancy rate on those older VP-ed phases... easily more than 50% including tenants... see our taman by taman badminton and football team how big also know already

I hope more peoples can started to move in, then only can boast up commies elements.....without commies, how good the master plan from MKH and EW also no use.....if there population is not there.....and also population demography must be good too.....

actually for hillpark... alot really buying for own staying... upgrading from their rental life... hence the occupancy... and also the price point here... easy for those whose been renting to just choose to own a landed for own staying... even if its not for own stay... some intermediate units also can be rent out easily but they have to bleed alot la... 1000-1500 depends on furnishing and size... haha...

i think ppl who buy this area for investment wont be that much... northern part here dont have those hypes about KLIA, putrajaya, cyberjaya, silicon valley etc... so doesnt make sense for alot of investors to buy in here...

Yeah bro....and also probably timing perspective also....when this area start to have more project launching that time......already over bbb period....so most of the time will have lesser investors to buy for flipping, more for genuine own stayers, home upgrades and genuine investors.....

Imagine if EG launched in 2013 n 2014 that time will be different story d......

MKH ceri phase quite a few lelong coming up... courtesy from those buyers who bought during the tail-end of BBB... haha... here rental income memang kenot... but rental market is there... just not the price u want...

luckily really alot own stayers... see them organise activities... berlambak orang... add together the population of saujana utama... actually its decent here... anyway EG's new gen mom kitchen foods not bad... just abit costly for the locals...

Yeah no doubt for the price selling by New Gen Mum for local is a bit pricey, but for us stay outside PA is normal price.....

Just hope Sugar Bun can fast fast open in Grandeur Lab, and also EW fast fast kick off their Grandeur Lab phase 2, then this area will be slowly to grow.....
