based on recent visits to semenyih new projects like ecohill and EM... i would say the occupancy there still lower as alot of investors bought for goreng due to the southern hypes...

for me puncak alam and semenyih kinda similar in distance and township growth at current stage... despite the leasehold freehold differences... anyway its really glad to see more ppl staying in... the sad thing is gonna be more jam soon... lol... but luckily gt various exit points to the city....

Now PMD road is getting more congested even on weekend.....Guess JKR Selangor should fast fast start to proceed for road expansion plan before the road cannot cope with the increasingly traffic flow.

yea... but most probably because of the constructions too... in the end the most jam part is from cahaya SPK towards the exit... actually the way before cahaya SPK from EG still okay most of the time... so really wish the DASH can be completed + the new interchanges around there to be completed to see the effect...

Indeed it is due to the construction of DASH around Cahaya SPK area, but then nowadays I noticed that the stretch of PMD near to Jalan Paip traffic light near to LYL Logistic Hub nowadays weekend also jam quite heavily....I assume this is due to the road design bottleneck and might require for road expansion works around this area......

oh yea... this totally agree... getting more frequent already... the jam there... one lane road with traffic lights from 3 directions... thats definitely the most obvious bottleneck after puncak perdana...

Yeah bro....nowadays I am also surprise sometime weekend morning will be alittle bit jam but still can jalan, afternoon is the worst one.....

And night time the traffic flow in PMD also quite heavy......it is totally hazardous for road users since most of the stretches of PMD has no lamp post and road conditions are not so well maintained.....

yup correct... but i think the lamp post will all up by the time completion of DASH and etc... but the twin lakes there still a main problem with the one lane roads and no lamp post... alot of accident there happen when those old cars with weak lights try to speed like ferrari...   

The twin lake so far I think they have started to filling the side land for land reclamation, but progress is quite slow, but at least got some progress......

Eventually I hope JKR will be fast fast to do road expansion for the whole PMD, as from what I know, those land stretches belongs to developers one state government already ask them to do the road expansion works since last year, and now we can see MKH is the most aggressive in this, and EW is started to do part by part.....

Once all these developers are done, JKR will connecting whole PMD with these road expansion works, just dunno when they will start works, and also twin lake expansion might be take a while wont be so fast completed based on the current work progress.

What is the distance form EW Sales Gallery to join Guthrie ? How is the traffic in morning during week days ?

Yeah, by end of the day, i believed that it will be new 4/6 lanes new PMD road.....just hope they will bright up with lamp post for whole PMD and maintain well the PMD.....

EW Bukit Cherakah there initially should be upgraded by EW, but since LBS now also have development, guess they might will have discussion with LBS to share the cost of infrastructure upgrade for Bukit Cherakah road.....

We will see.....this road also is the night mare.

There is also one new development coming soon called Myra Alam by OIB Group. This project is closer to LATAR. In their website showing a proposed road towards LATAR

Eco Majestic??

I was staying in Meranti hillpark, seriously surprise this phase has higher occupancy rate than few other phases consider meranti was vp from last year May. I am not sure whether it achieved 50% in overall Meranti but in my row the occupancy rate is nearly 70%, expecially my side here 10 linked houses only 1 empty.

like aaron1717 mentioned many people choose to buy at hillpark or puncak alam mainly for own stay rather than investment since there are not much career opportunity like in cyberjaya or putrajaya. But this area is not far from Subang, Shah Alam, Rawang, Sungai Buloh and Klang, so people who work around these places are fine to stay at puncak alam.

Besides tan sri liew who develop Setia Alam will definitely copy or even advance the development in puncak alam under their eco grandeur project. So no worry about th development in puncak alam, it is matter of time to be developed.
