subcontractor is only given less than 2 years to build the house. if not mistaken, 18mths nia, after the foundation is completed.

Eventhou the unit is 3 storey, but for the ground floor is 19meter high. Double volume. So its almost look like 4 floor height. Comes with lift. Individual Tittle. Can reno but need to follow guidlines.

Another good thing is, lets say if u open yr shop n run yr business within 6 months upon VP, developer will give u 3% cash rebate (roughly RM110,457~RM122,730) as insentive for opening yr shop early.

This is to ensure buyers will open shop once purchase. Other than that, they offer to find tenants for u. Franchise or Banks.

Not bad laa... been eyeing the corner unit facing petrol station.

even Setia EcoHills shoplots, right at the front of jln semenyih, cant really attract good value operators.

you guys will be up for surprise if this EG shoplots out performed SEH.

ppl moved in doesn't mean no flippers.

some ppl rent out first while waiting to flip

some cant flip then rent out

some bought for ownstay

some bought for don't know what reasons (maybe forgotten they have bought) and leave it idle.

one thing for sure, nobody knows exactly the statistics of the above categories.

how do you come out with 40% occupancy rate within one year? you count the houses every month?

also EG is a more expensive housing estate. I doubt that ppl that bought there are currently homeless and cant wait to move in.

1st year high occupancy meaning less flippers lah, and demand for housing there is applausible.

I think for SEH 1st phase, occupation rate for `1st 12mths was less than 10% (I could be wrong), therefore suggested many flippers and buyers weren't ready to move into 'ghost town'.

yes, for the 1st 3 years. bcos higher occupation also means encouraging for retails to open up as well.

no, if township is over 10 years old.

HOWEVER, despite of 40% occupation as claimed by Aaron kor, I hardly read any vibrant commercial at Puncak Alam. confused.gif
