mostly focused around the DASH highway there and exit to jalan sungai buloh... nothing has been done on the rest of the road... lol... i guess thats what you can get for only 40 million... haha

for now... i just wish they light up the whole PMD first... lol... and yeah... expand all the one lane roads to 2 lanes... make sure there is no bottleneck along the way... but at least can see they really upgrading it... instead of just blow water only... better than nothing la... laugh.gif laugh.gif

the original sales gallery land ma... already gt some construction there already... its supposed to be ready for urban fresh one...

occupancy rate on those older VP-ed phases... easily more than 50% including tenants... see our taman by taman badminton and football team how big also know already laugh.gif laugh.gif

yea... i also wondering that... been quite long already... very dusty and make the road abit curvy to drive...

actually for hillpark... alot really buying for own staying... upgrading from their rental life... hence the occupancy... and also the price point here... easy for those whose been renting to just choose to own a landed for own staying... even if its not for own stay... some intermediate units also can be rent out easily but they have to bleed alot la... 1000-1500 depends on furnishing and size... haha...

i think ppl who buy this area for investment wont be that much... northern part here dont have those hypes about KLIA, putrajaya, cyberjaya, silicon valley etc... so doesnt make sense for alot of investors to buy in here...

MKH ceri phase quite a few lelong coming up... courtesy from those buyers who bought during the tail-end of BBB... haha... here rental income memang kenot... but rental market is there... just not the price u want...

luckily really alot own stayers... see them organise activities... berlambak orang... add together the population of saujana utama... actually its decent here... anyway EG's new gen mom kitchen foods not bad... just abit costly for the locals... laugh.gif laugh.gif

based on recent visits to semenyih new projects like ecohill and EM... i would say the occupancy there still lower as alot of investors bought for goreng due to the southern hypes...

for me puncak alam and semenyih kinda similar in distance and township growth at current stage... despite the leasehold freehold differences... anyway its really glad to see more ppl staying in... the sad thing is gonna be more jam soon... lol... but luckily gt various exit points to the city....

yea... but most probably because of the constructions too... in the end the most jam part is from cahaya SPK towards the exit... actually the way before cahaya SPK from EG still okay most of the time... so really wish the DASH can be completed + the new interchanges around there to be completed to see the effect...

oh yea... this totally agree... getting more frequent already... the jam there... one lane road with traffic lights from 3 directions... thats definitely the most obvious bottleneck after puncak perdana...

yup correct... but i think the lamp post will all up by the time completion of DASH and etc... but the twin lakes there still a main problem with the one lane roads and no lamp post... alot of accident there happen when those old cars with weak lights try to speed like ferrari... sweat.gif sweat.gif

yeap... thats the point... i think they also taking sweet time to build as the others expansion have not completed yet including the DASH side... i think they wanna present a full new PMD to the users once all those major projects are all completed... EW bukit cerakah expansion is important also as its currently very popular for PA users to exit to the cities thru LATAR/ Guthrie...

in the morning currently still okay... because still alot users prefer to use PMD despite jam like hell... from EG to LATAR i think 10-15 mins in the morning if no rain and accident... to Guthrie i think 15-20 mins in the morning because gt traffic police near paya jaras exit there... because need drive further abit to the paya jaras exit...
