Kasturi has 4 blocks and 2 blocks booked for internal staffs @ lower price. By the time VP, the investors of Kasturi will need to compete with staffs to sell. Those who intend to ballot need to take note on this.

right... flippers see 80-100% cap appr with akasia and like to think same for jati-baiduri-intan-kasturi.

akasia is in a good location, close to everything incl gomen school and shops, was launched in 2009, took >1 yr to sell out in a non-craze period.

now, imagine if subselling j-b-i-k in a non craze period in 2-3 yrs time... can expect it to sell fast and high price?

i do think j-b-i-k are reasonable buys, but pls, don't expect easy huge and fast profits...

How rural you are referring j-b-i-k in term of rural? future there got urban park and setia taipan. I might be wrong as i not really familiar with the surrounding area there.

Hope you could give some advice and input here

Rural? Do refer to spsetia masterplan. When i&k are ready sp's 128 shophouses will be ready. Pkns seria 88 consisting of a few hundred shophouses will be resdy too. I gather the school at the back should be resdy by then.

I personslly dont think all 5000 are speculators. Many would want to stay in a liveable area like this to bring up their fsmily.. Nesr to eco park setia city mall schools parks commercial centres. Seriously how many medium costs apartments or even condos can boast all these?

If you go and register for the ballot, from the look of the buyers I don't think they'll live in a sub RM230k apartment. I would say 90% are investor

Not really. When i went today to drop my ballot, i saw a lot of young adults 20s dropping their ballots as well, mostly chinese

right, the same 20s buying houses in the area, houses in bandar bukit raja - for flipping - i've seen many too.

earlier, someone mentioned 2 blks for staff at discount. plus half the rest allocated for bumi at discount.

so, if no discount, dun celebrate so quickly even if you get. may take a long time to sell or rent, incl to foreign workers, 8-10 per apt.

if u have witnessed semarak and akasia, u'll know what i mean.

not pouring cold water, just balancing some overly rosy picture if there is.

buy but dun expect heavenly results so soon.

Exactly, Once all the apartments are completed, there will be like 3500 units to be rented/leased out including earlier phase of Jati Baiduri. Tenants for sure will have a good time to nego and bring the price down. Unless you have strong holding power.

Plus, the young couple might drop one or two ticket but those aunty uncle used like 10 names to get the unit.

it is good to do investment at young age. once the house ready, you can marry immediately.

the buyer got face can see they are buying for own stay investing? if you can read people mind while looking at their face. you can become a very successful fortune teller.

So doubtful future? Isnt the risk of buying this much lower than buying those rm500k condominiums?

I heard many spsetia staff are buying because they wanna stay here. Many managers and below are not able to afford houses costing rm500k and above in spsetia.

of course they say that... so, u shud dig a little deeper...

they said the same thing when they sapu-ed 250 units or 3 flrs of akasia, some mulitple units. now all either sold or rented out.
many of them flip houses incl ecopark.

a small minority will stay, just how small la...

Manager also can not afford houses costing 500k, now only i know SPsetia so stingy. lol biggrin.gif
