You can try informing TNB that you will not pay the outstanding as it is a contractual obligation of the party who entered into the electricity supply contract I.e previous owner.

And that as the new owner you want to enter into a new supply contract.

I previously won an auction unit with 8k outstanding TNB.

Managed to change name without clearing the outstanding. But when doing my research, alot of people are saying that outstanding need to be cleared before able to change name.

Perhaps it is based on the branch/pic.

Same with 5k+ out standing unit, able to changed new account under my name without any obstacles, but make sure which branch (tnb) is Incharged for that unit (based on the address).

My case:
I have bid for this house back in October 2023. Upon signing my lawyer informed me this will be double transfer, even though I check in POS the strata title has yet to be issued (my bad i should've check with land office). Fast forward to after 90 days, my lawyer said still pending with auction bank's lawyer, they need to get their client's consent/instruction before proceeding. I don't understand why bank want to delay this part? I have been granted extension for additional 90 days until April 2024 without penalty but i'm getting restless with bank's delay. Appreciate your constructive advice.

If it's auction bank delay, not thing can do, so they grant your extention without penalty.
If it developer delay, ask lawyer to chase the case tightly for double transfer matter.
Yourself also chase your lawyer tightly for the update.

I used the auction agent's recommended lawyer, because they are familiar and experienced in auction property legal matter especially those caveat case, double transfer, state authority consent, etc etc.

Many years ago same thing happened to me - I wrote to the CEO of the bank - no response then I sent reminder and cced their holding company Chairman in UK.

The CEOs secretary called me for a meeting - bank agreed to pay 3 months rental for their delay.

Yes, unfortunately it's with auction bank sad.gif my lawyer asked auction bank lawyer but they also cannot do anything until their client give them consent. I used auction agent's lawyer.

This was in 2001 or 2002. Long time back bro. I’ve sold the apartment already.

In my case it was clearly the fault of the bankers lawyers. I took financing from the auctioning bank. 70% margin.

I was sending them emails after emails about status on a weekly basis.

I had all this evidence.

Hence they had no excuse.

They were just sleeping on the job.

But I think the bank made the lawyers pay.

I’m not too sure if you can actually obtain transacted prices of auction units only.

However I property lists last 10 transacted prices

Thought from your comment here mention no S&P, so legal cost will be lower? at 1st my impression is there wont be any S&P/POS legal fee related legal fee, only loan legal fees.

Wow thats frustrating. I saw in iherng video.. one girl bought an auction property, there were delays.. in the end her parents stepped in and paid for the property in cash while awaiting bank loan.

Are you also heading in that direction? eg will be forced to pay for whole property first while waiting for bank to proceed with the loan? That would give me sleepless nights

There is still legal cost known as DOA (deed of assignment).
