If high court auction no DOA, the legal fee is cheaper? no legal fee for POS/DOA ?

High court auction means title out. Next step is MOT.

I buy cash - so I do the form 14a myself.

hmm if u buy cash, then no loan legal fee related.

Then u pay lawyer on what fee?

and the MOT u said u do the form 14a yourself, so no need appoint lawyer? rclxub.gif

You can choose not to appoint any lawyer but then have to do all the running around, chasing here and there and do the MOT yourself, sign at land office and give bank to sign... The auction bank lawyer is not going to lift a finger to assist you. If you have the know how then you can go ahead and save a few thousand but if you really have no background, then really encourage you to hire a lawyer to represent you. Don't be penny wise pound foolish.

Just know that based on the POS, agent are saying bank cover all outstanding included all the management fees, actually not true. Bank only cover management fee, others such as sinking funds, quit rent, water bill, interest bank not covered....my auction have to outlay around additional RM 3k for these charges. =.= next time need to check very very details with agent which bank really cover everything so that won't under estimates the cost.

The most accurate is check POS. Bank and Auctioneer will list in the pos. So read it carefully.

If it state all maintenance, then only maintenance.
If it state maintenance, sinking fund, quite Rent, assessment fee, then it do listed in pos.

So it not mentioned, maintenance late payment charge, water charge, fire insurance.

So most of the time people missed read and assume maintenance fee = total outstanding listed in the maintenance fee statement Bill for that particular unit.

This is Casa Green Bukit Jalil.
Not sure why being name as Residensi Bukit Jalil.

Anyway from 285K.
Size 1001sqft.
End up sold at 372K.
Everybody seems to be sleeping as usual last month.

Good catch?

It seems a bungalow in Bukit Damansara valued by bank for RM 30m is on auction for RM 10m.

Recently, about 70% of >400k home loan applicatiins are rejected by bank.
