600/sqft? Thats a little too high for current trend it seems
Even Emerald Hill still got two blocks yet to be opened. And current two blocks are struggling to reach 80%

This piece of information is taken from the Annual Report of GuocoLand (Malaysia) Bhd for the Financial Year Ended 30 June 2018. What suprise me was the integrated development has an estimated GDV of RM 1.50 Billion  . If both the retail components of You City and Guoco could pull it off, then we are looking at the next booming area after Eko Cheras Attached thumbnail(s)

So I'm not too surprised if GGL priced E9 more than 600/sqft.

If their selling point is mrt, there are few more projects nearby which offer shorter distance to station. Investor must rent the 650sqft 1 bedded for at least 2k in order to breakeven their loan installment + other expenses, which is very unlikely to achieve it in this area. Their maintenance fee of RM0.40 probably one of the highest in cheras. Correct me if I'm wrong
