600/sqft? Thats a little too high for current trend it seems

Even Emerald Hill still got two blocks yet to be opened. And current two blocks are struggling to reach 80%

This piece of information is taken from the Annual Report of GuocoLand (Malaysia) Bhd for the Financial Year Ended 30 June 2018. What suprise me was the integrated development has an estimated GDV of RM 1.50 Billion rclxms.gif. If both the retail components of You City and Guoco could pull it off, then we are looking at the next booming area after Eko Cheras biggrin.gif

Ya, there are abundance of supply along the mrt line. Btw my sister bought their EH condo also priced at 600/psft. So I'm not too surprised if GGL priced E9 more than 600/sqft.

For Emerald Hill it isn't overpriced. As it's on the hilltop and with all the facilities they're providing and such landscape architecture where no where else can get in Cheras, I think it's worth every penny. Whilst this is a bought over project and it doesn't have the concept like EH has. Pricing it beyond 500/sqft already started killing itself

No doubt EH's township architecture is exceptional. Abundance of spaces for outdoor activities and the landscape of the hilltop lake garden is trully outstanding. Just feel that GGL might not price E9 low as they know there's quite a number of ppl keen to take the mrt/lrt as the major factor in their property purchase(mostly for "investment" purpose).

If their selling point is mrt, there are few more projects nearby which offer shorter distance to station. Investor must rent the 650sqft 1 bedded for at least 2k in order to breakeven their loan installment + other expenses, which is very unlikely to achieve it in this area. Their maintenance fee of RM0.40 probably one of the highest in cheras. Correct me if I'm wrong

E9 price is less than 600sqft and the cheapest is below 400k. good for investment laaa i can say

I visited their show units, they have 3 layouts - 650, 850 & 1050 sq ft, quite nice I think... Can go check out their show units during their Christmas event.

has anyone of you actually live in 850sq 3bedders and feel the place is very comfortable and nice to call home?

current trend doesn't mean its a good trend.

in the end sales is the main matter... but yea... the 2 rooms unit of emerald hills also nt selling very well... alot buyers mentioned too wasted to use 850sqft for 2 rooms only....

stayed in 800sqft 3 rooms flat before.... not super comfortable... but not as cramp as i thought....
