Nothing much. Just can view the show unit. APDL haven't obtained. Price chart cannot revealed. SA just said gross rm600 psf..

Yes almost same. Total units in Emerald about 1800+, plus 800+ affordable housing.

I think their overall concept is good..Got 80+ retail lots where 30% will be managed by Guocoland..SA said they will try to acquire some big names like Starbucks la.. but the distance to MRT is a bit far, probably need to walk bout 15min+ to get into the residence block. But it's covered walkway. Benefit to you vista resident too, can tumpang

The distance is still acceptable provided that there is a safe and secured direct covered pedestrian bridge to the station. I definitely have confidence in GuocoLand's integrated development experience due to their recent completed upscale integrated development located at Pusat Bandar Damansara.

By the way, I just don't understand why many people here think that the nearer the property is located to MRT station = "sure win". They must have been "brain wash" by these uninformed agents who are trying to promote and sale. There are many factors....... biggrin.gif

Being close to MRT/LRT is the unique selling point.
Got direct connection link bridge to MRT/LRT such as EkoCheras / Aster / Parkland, then that is a higher unique selling point. But how close to the station doesn't really matter as long as it is walkable by the resident profile staying there. For low cost flat / apartment residents, they wont mind walking 1km daily to and fro to the station. But for expat paying higher rental staying at condo, then probably 500 meter is max suitable distance.

Being walkable to MRT/LRT station matter. Coz if it is too far, then defeat the purpose, residents not willing to walk. If need to drive / take bus / take Grab, then got so many other choice of places to stay out there.

Worse is to be neither here nor there. In the middle. Not close enough to be considered acceptable walking distance to the station. Emerald 9 currently is in such situation, especially if without a covered walkway.
