I think their overall concept is good..Got 80+ retail lots where 30% will be managed by Guocoland..SA said they will try to acquire some big names like Starbucks la.. but the distance to MRT is a bit far, probably need to walk bout 15min+ to get into the residence block. If their selling point is mrt, there are few more projects nearby which offer shorter distance to station. Investor must rent the 650sqft 1 bedded for at least 2k in order to breakeven their loan installment + other expenses, which is very unlikely to achieve it in this area. Their maintenance fee of RM0.40 probably one of the highest in cheras. Correct me if I'm wrong

The initial plan was proposed by PJD, not OSK. So cannot totally count on OSK.

What i mean is the mall concept was mentioned n promised by PJD when they launch YR & YV years ago and they used this point to attract buyers. Again, is PJD. Nothing to do with OSK. All the profits had gone to PJD.

So now, can u consider this artist impression is a "promise" or just a proposal?

Can u said OSK has break their "promise" when it never make any before?
