Haha..im cyber investor too..now current lelong market is 200k for studio..assume add 30k for subsale..so its 230k..dont know it will go for another low..but brace it..u never know how low is low..how high is high..

Can see auction prices keep dropping to new low record levels 😑

Using auction sales:

Mirage By The Lake 10xx sqft - sold at 420k
Mutiara Ville 10xxsqft - sold at 300k
Studio unit - sold at 200-220k (expecting Vega Residensi will fall below 200k coz is a leasehold property)

Good indicator..expect subsale high by at least 30k..coz nobody want lelong if not below market..better buy subsale..

this year expected 1000 unit will handover the key,
next year another 1000 unit more will handover the key
2020 expected 3000 unit (plus prima house) handover the key

Mirage By The Lake got new unit at 360k currently. Lelong early Apr. No bidder at 400k. 1013sqft. Same all from block B.

Good news, means no bottom yet.

lelong price sale is quite volatile..can be indicator to market price..maybe some unit can get low price due to many reason..but one thing to remember lelong buyer never bid same as market price..so lelong price is usually under market price..thats the way to think of market price imho..
