PROPERTY BUBBLE AND WHY IT HAPPENED. . Today, we just completed our 3rd webinar and I shared at length about property bubble. People often asked me if we have a property bubble coming our way anytime soon. I often answered that we have property bubble in the last 10 years, its just that its contained to specific areas. And what ironic is that it happens in areas where people don't expect to least expects to see a property bubble. . So today, areas like KLCC is already experiencing a property bubble for the last 10 years, and some owners are selling at a loss even after holding properties for 10 years, and lost few hundred thousands. The next time you hear someone say property always goes up in value, I suggest you run as far and as fast as you can from these people, because clearly they havent see enough case studies that indicates otherwise. . Im also predicting the following areas will experience some form of minor and major property bubble in the next 5 years : . 1. D****B** . 2. M********i . 3. C********A . 4. S****Y** . All the above areas, shares similar characteristic that made KLCC experience a property bubble in the last 10 years, so you need to avoid these areas like a plague. Its no fun buying properties that cant get break-even rentals, and causes you to top-up every month, and you cant even sell for any profit for the next 10 years. There certainly some properties that struggle to increase in value, but calling entire areas unprofitable, that's phony. |

Most bought property with leverage, pressure on price drop would be greater especially bank interest rate is rising. |
