What do U mean by 60% below market value ? If a house market value is RM1,000,000, do u mean auction reserve price is only RM400,000 ?

Setia Eco Glades is also in CJ but I heard it's doing well, unlike all the negative posting about CJ here.

I think only apartments n condos that cost below RM1m are being auctioned, right ?

Isn't Setia Eco Glades in SJ doing well ? But these properties - SemiD, linked villas n Island villa suite cost above RM1m, with the semi D min RM2m.

How U know ? I have contacted a couple of them advertising Liu Li Garden in SEG and what was advertised is correct - 26x95 advertising for only slightly above 1m - like 1.035m, 1.05m.

I saw a few being advertised - 26x95 selling at 1.05m or 1.035m, meaning after like 4 years, no increase in market value.
Who will want to buy 22x80 at 1.1m and wait 2 years for it to be built when U can buy ready-to-move-in bigger house 26x95 at lower prie of 1.05m or 1.035m ?

I thought all unit's VP have to start paying the hundreds of RM monlhly maintenance fees ? So SEG would have collected maybe RM100K monthly to maintain the lake plus all common facilities, like swimming pool, etc ?

I'm sure lots of buyers of SEG properties are investors and planning to sell when the price has risen, so I'm sure many will not pay the monthly maintainence for the facilities they are not using, so they will not pay the monthly maintenance.
