i was offered 30K MCO if 15xx size and above. if 12xx size i think don't even have MCO deal.. but i didn't really ask in details for 12xx size..

I was told now they will give the following even for Bare Unit..
1. Aircon for each room + living
2. Water heater for each toilet
3. shower glass wall for each toilet
4. Wood flooring for each room

so is not really bare bare unit... got something

Even the smallest unit also got mco 20k.

The shower glass wall so small it's basically useless lol. Aircon is Haier brand if not mistaken

I was one of them that bought in 2017. 850 psf should be the price after discount. The current price now and the price back then is not much difference around 5% but of course now u save on the HOC

Recently seems this area is picking up in terms of sales and take up rate.

Went and signed our S&P last weekend. Apparently, my agent told me many smaller unit sold out and left those few not-wanted floors... those bigger size unit not too much coz is still very expensive to others.

But from what I have seen, based on the location and developers in that area, the offer and price given by Sunway at the moment is very good. I would say if you can afford them, it will a definitely a good buy for own stay. I will definitely get a bigger unit like 15xx sqft if I have a bigger budget.... haha.

You are right. I can afford to buy a landed house with a bigger size in Cyberjaya than Sunway Serene for ownstay. I can even buy a landed house at Kota Kemuning.... I also can buy a 15xx sqft unit with the same price just beside MK... But, will it be a good stay? May be not, at least for me...

So to answer your question, Yes, you can compare them. Coz I choose the location and also believe in the developer. Investment or ownstay, you definitely have to compare... is just a matter of choice.

Actually booked a unit. Look at the numbers it is expensive. But my first priority is the location. Sunway Serene is smack dab in between LDP and Federal, as well as fairly convenient to nearby shops/malls (driving of course).

I am buying for own stay, so residential factors are a priority, double parking, 0.26 maintenance fees (2 years) and just the fact that it is not a "worthy investment" due to the price, it's suitable for own stay. If you're looking to invest, you should really pass this project. The location, "lake" and nearby residential areas further solidifies it as a good residential project.

Definitely a top residential for own stay purposes. Too bad the budget is way out of my league, else I will pick this up in no time! Been to double digits properties this one still in my top 3 for own stay purpose. Great location, "personal" lake for the residents, close to Sunway Pyramid and not far away from 1U.
