Actually booked a unit. Look at the numbers it is expensive. But my first priority is the location. Sunway Serene is smack dab in between LDP and Federal, as well as fairly convenient to nearby shops/malls (driving of course).

I am buying for own stay, so residential factors are a priority, double parking, 0.26 maintenance fees (2 years) and just the fact that it is not a "worthy investment" due to the price, it's suitable for own stay. If you're looking to invest, you should really pass this project. The location, "lake" and nearby residential areas further solidifies it as a good residential project.

Nope, for every visitor and online registration, they will have your info in their system already. That is how they got your phone number and call you. Unless you get their phone number and call them, then that is different... but I doubt anyone do that and SA usually only layan those they have registered in their contact. Mine I registered thru FB, and they contact me. My sister in law working in Sunway, told me after I registered... so it was too late already.

You are right. I can afford to buy a landed house with a bigger size in Cyberjaya than Sunway Serene for ownstay. I can even buy a landed house at Kota Kemuning.... I also can buy a 15xx sqft unit with the same price just beside MK... But, will it be a good stay? May be not, at least for me...

So to answer your question, Yes, you can compare them. Coz I choose the location and also believe in the developer. Investment or ownstay, you definitely have to compare... is just a matter of choice.

From Maybank's Houzkey website, the monthly rental not repayment to any loans is not set, cause subject to risk assessment. Some say say that it's about 50% of a monthly installment of a conventional loan (I cannot confirm this).

Attached is a picture if you were to get a unit for 782,000 with a 100% loan margin with 3% interest for 35 years. About 50% of the installment would be around the rental amount. This is just a simple example.
