Went to the showroom 2 weeks ago. Initially, I thought to just go and take a look only coz it seems to be too expensive and beyond my budget... after looking at it, quite impress and after doing some calculation and all.... I paid for the booking fees! Pending for loan approval now... hehe westthen liked this post

QUOTE(smokeninja @ Jun 23 2020, 12:45 AM) I not sure about the smaller units... and I can't give you the actual number also since it depends on the unit type and floor... for mine, I am paying more than 800k for my unit. Around 23% discount in total (+/-)...Give it a go and visit their showroom. Hehe |

QUOTE(Propertylearner @ Jun 23 2020, 02:44 AM) I am not too sure why people keep saying do not buy leasehold especially for such project. I am buying for my own stay and not for investment... At least it give me a good feeling about this project for my own stay. Most importantly, me and my wife feels the same and we believe this will be a great home for us to start a family. Furthermore, it still has more than 90+ years, and I do not believe I will live for more than 100 years to see it being taken down. So, not a big issue for me... #yolo prem9507 and jeffboon97 liked this post

QUOTE(jeffboon97 @ Jun 24 2020, 12:14 AM) I brought my gf see 6 properties, in terms of feel she still say serene is the best. But price wise and size wise really not worth it. But if within your budget and for own stay is definitely a good choice. Worth it or not really depends on each individual. At one point, we have 2 choices with around the same price property....500sqft bigger but located at Segambut Dalam with some squatter houses around and has lesser facilities compare to Serene. Also, from a small developer and unsure how the project will turn out to be like. If we counting value per sqft, best just buy a landed house at Kota Kemuning, Shah Alam with even lower price than Sunway Serene.Budget do play a part when comes to choosing a property for your own stay but you also need to consider the value for your long term stay there (location, surrounding, facilities, etc.) Sunway Serene, initially is above our budget a bit but we decided to go a step further since we really like it very much. Anyway, good luck to you in looking for the right one ya~ This post has been edited by OmiCatFace: Jun 24 2020, 12:58 AM |

QUOTE(westthen @ Jun 29 2020, 09:23 AM) seems like a good pricing. Bare unit i supposed? Considering the price around this area and its location, the price is quite reasonable. Plus, coming from a good developer and they provide me a discount up to 22% in total. This is why i don't like some property companies outsource their project sales to agent. some agent are just a pain in the ass. Previously this was under Sunway team but i think a year back or so they bought in the outsource and move their sales team elsewhere. Maybe cause the project take up rate is slow so they move their team to other jobs like Avilla and Geo Lake Ya, they outsource this to a property agency. However, for my case, they are very nice and helpful when comes to explaining to me about the property. I did not call them, they called me coz I signed up thru the advertisement in FB/Insta. Good service and nice showroom too; can have coffee or tea while discussing with them. Hahaha. |

QUOTE(limyusiong @ Jun 29 2020, 09:34 AM) mine to share detail of discount? or any idea of left unit? last time did plan to get the ~12xx sqft unit... It depends on the unit but like one above mentioned, is plus minus 20% for the discount. As for the unit, Tower A left very very few units left during my viewing 3 weeks ago while Tower B has 50% occupied if I not mistaken. Since they are throwing out promo, I am sure many ppl will consider buying this property.... |

QUOTE(kktong83 @ Jul 5 2020, 03:23 PM) Depending on which block and floor you are taking ya... my guess is your unit is at a higher floor. We are talking about a high rise condo of 50-floors.... 1 floor difference is RM1k, if 30 floors then is around RM30k already.... roughly estimation only |

QUOTE(naqib0307 @ Jul 20 2020, 11:23 PM) yeah agree.. not too far away from each other.. Agree with these points. I guess in the end, it depends on your needs. I like the idea of having a lake around where I can jog... Just like Desa Park City but of coz it is not since that isnt a park but you get what I mean...Panorama -very near to lrt glenmarie (KJ line), future lrt2 interchange (Bandar utama[MRT SBK Line] - Klang) - KGNS view or dont buy it - from rm735psf (749SQFT) , 728psf (928 SQFT), 754psf (1030sqft) - last price i asked in 2019 - surrounding not so nice (ageing building around it) ... not a big road.. and not too busy most of the times.. peak hour also not too bad i guess.. I use this route daily from LDP to Subang Jaya around 6pm - if u really take public transport as ur main transportation.. this 1 is better? - nearby masjid - Restricted Freehold (as mentioned by one of the forumer in the thread) Sunway Serene - Sunway serene lake! (panorama have access to nearby lake as well.. but this 1 development got its own lake.. so.. i like this) - right infront of ldp - nearby temple + masjid (based on google map) - more expensive than panorama (i think so, please correct me if i am wrong.. never checked from any agent) - leasehold, commercial Points mentioned above can be +ve or -ve views based on what you are looking for .. just my main highlights on this 2 props. As mentioned.. location wise.. it is almost the same.. my main consideration for Panorama is because of the distance to LRT. For Serene, my consideration for this project will be developed by Sunway.. and got its own lake right next to it.. As for developer, I am not sure about Panarama but from a neutral point of view, Sunway should be ahead due to its brand. Besides, if they really took ownership on the WD site, I am sure you will see future development from Sunway. Whereas for not so well known developers, should be lower probability... Just my thoughts la |

Went and signed our S&P last weekend. Apparently, my agent told me many smaller unit sold out and left those few not-wanted floors... those bigger size unit not too much coz is still very expensive to others.
But from what I have seen, based on the location and developers in that area, the offer and price given by Sunway at the moment is very good. I would say if you can afford them, it will a definitely a good buy for own stay. I will definitely get a bigger unit like 15xx sqft if I have a bigger budget.... haha. |

QUOTE(leyhay @ Jul 29 2020, 10:35 AM) Can do comparison or not meh? own stay anywhere oso good buy if can afford ma. investment oni need to think and compare where more worth one You are right. I can afford to buy a landed house with a bigger size in Cyberjaya than Sunway Serene for ownstay. I can even buy a landed house at Kota Kemuning.... I also can buy a 15xx sqft unit with the same price just beside MK... But, will it be a good stay? May be not, at least for me... So to answer your question, Yes, you can compare them. Coz I choose the location and also believe in the developer. Investment or ownstay, you definitely have to compare... is just a matter of choice. QUOTE(infernape772 @ Jul 30 2020, 12:23 AM) Actually booked a unit. Look at the numbers it is expensive. But my first priority is the location. Sunway Serene is smack dab in between LDP and Federal, as well as fairly convenient to nearby shops/malls (driving of course). Totally agree with it. When I first saw this property going thru online and brochure, quite hard to believe I can buy this property knowing it was from Sunway and so many facilities available in it. Plus, its location and surrounding with no high rise building beside it (at least for now and for my unit facing it) giving it even a higher rating than all the properties I have seen (good location and size and fit my budget).I am buying for own stay, so residential factors are a priority, double parking, 0.26 maintenance fees (2 years) and just the fact that it is not a "worthy investment" due to the price, it's suitable for own stay. If you're looking to invest, you should really pass this project. The location, "lake" and nearby residential areas further solidifies it as a good residential project. Good luck! You are a step closer to owning one... |

Ya, once you in contact with their SA or signed up online but no show up, it is consider their internal customer already. Referral only applicable for those new ppl who have not in contact, register or been to the showroom.i actually in talk with a SA from the gallery already. for this referral, will restart the process and deal with sunway group directly? Anyone new interested, can let me know too. We can share.... |

QUOTE(khoocheekit @ Jul 30 2020, 09:37 AM) Nope, for every visitor and online registration, they will have your info in their system already. That is how they got your phone number and call you. Unless you get their phone number and call them, then that is different... but I doubt anyone do that and SA usually only layan those they have registered in their contact. Mine I registered thru FB, and they contact me. My sister in law working in Sunway, told me after I registered... so it was too late already. |

Haha. So you did walk in ya. I guess ya, they should have saved your contact in their system. May be use your wife one then... Haha. Not sure if that works but no harm trying.not sure if the SA will pass my number to sunway database.. or maybe refer to my wife number. they don't have my IC number and full name.. what is the referral fee amount? I asked my SA and she offered me RM1.2k only... may be can nego, may be only when I have one to refer to them ba. |

At first I thought Houzkey look like a good deal... Until I know about the rental for the next 5 years and then buying the unit after that... Easier to say, if you can afford the initial evaluation as per the example given by infernape772, you might as well skip the Houzkey. Since they offer better deal right now + HOC.

QUOTE(cy91 @ Aug 11 2020, 09:32 AM) Don't be naive. There is a trap there. U can only exit after 5 years (actually after 1 year) if u managed to find a buyer for your property. Otherwise, the loan is already disbursed and u WILL become the buyer after 5 years with loan legal, stamp duty etc all included in your loan. I think so too.. I heard from my SA that there is a catch and not that straight forward. However, like infernape772 said, if you want to manage cashflow for the first few years, may be can take Houzkey and then proceed after 5 years. But if you can afford it, just skip it. Overall, buying upfront will save you some money, based on my SA la...The catch is u can't just "walk away" after u have signed. U need to find a buyer. It's ur problem now. |
