Can’t judge like this.. Mah Sing are not mall and commercial operator.. they got no experience and connection.. imagine if Sunway build another Giza beside Serene is a whole new different thing, because Sunway has many anchor retailer

in this downturn, better concentrate in pocket development rather than huge development... unless is landed township which still got plenty of demand...

im looking forward their project in Bkt Jalil..

Have they managed to get the WD land? i try looking for news it seems no news at all except that Frank knight was asking for tenderer to bid since last year.

Anyway they already owned the factory next to it ( The current Sunway Serene Go-Kart place). Very logical to get this big piece of land together next to it.

Purely from location standpoint they are only apart by a 5 minute drive. So location wise i would say equal in comparison to both projects.

-very near to lrt glenmarie (KJ line), future lrt2 interchange (Bandar utama[MRT SBK Line] - Klang)
- KGNS view or dont buy it icon_idea.gif
- from rm735psf (749SQFT) , 728psf (928 SQFT), 754psf (1030sqft) - last price i asked in 2019
- surrounding not so nice (ageing building around it) ... not a big road.. and not too busy most of the times.. peak hour also not too bad i guess.. I use this route daily from LDP to Subang Jaya around 6pm
- if u really take public transport as ur main transportation.. this 1 is better?
- nearby masjid
- Restricted Freehold (as mentioned by one of the forumer in the thread)

Sunway Serene
- Sunway serene lake! (panorama have access to nearby lake as well.. but this 1 development got its own lake.. so.. i like this)
- right infront of ldp
- nearby temple + masjid (based on google map)
- more expensive than panorama (i think so, please correct me if i am wrong.. never checked from any agent)
- leasehold, commercial

Points mentioned above can be +ve or -ve views based on what you are looking for .. just my main highlights on this 2 props.

As mentioned.. location wise.. it is almost the same.. my main consideration for Panorama is because of the distance to LRT.

For Serene, my consideration for this project will be developed by Sunway.. and got its own lake right next to it..

I have no experience for both developer.. but I like what I see in Sunway City biggrin.gif

Agree with these points. I guess in the end, it depends on your needs. I like the idea of having a lake around where I can jog... Just like Desa Park City but of coz it is not since that isnt a park but you get what I mean...

As for developer, I am not sure about Panarama but from a neutral point of view, Sunway should be ahead due to its brand. Besides, if they really took ownership on the WD site, I am sure you will see future development from Sunway. Whereas for not so well known developers, should be lower probability... Just my thoughts la

informative read.. gone thru all the post here for review.. may i ask currently the last known discount is still at 23%? come with free legal?

i went to the showroom once about 1 yr ago... that time i think is 20% and free legal.

is the selling price today still same or revise up already?

The discount might still be the same as a year back but now u have the HOC which will save you some money

I guess its better that you have a look at sales gallery to get a more precise info on prices.

Went to showroom yesterday. 20% discount + 30k mco + hoc and Spa legals.

Anyone went recently gotten different?

Can I ask some of the owner that bought around early Q1 2019, what was the price psf before discount ah? Now is about 1k psf beforediscount. I remember i heard back then was rm850+ before discount. Or maybe I'm mistaken.

Type F2 - 1596sf - 36 floor - price before discount 1.574mil

i also briefly asked for a D2 - 1232sf - 39 floor - price before discoun 1.202mil

i think regardless of type, is about 1k psf..

just curious want to know what was the psf price 1yr ago. any owner can shed some info?

30k is for 1788 sq ft? They quoted us 20k mco for 1232 sq ft
