yes the land size, my bad ! Back to the built up vs pricings. The way i see Eco Ardence is more of how efficient is the space utilized rather. OK i got abit hangover as im pretty sure Eco Ardence only have Semi D and Bungalow at this juncture and for the Pavilion (phase 1) or Garden (phase 2) i do think it is not link house no matter how one wants to bring it down 😅 Maybe a hybrid Semi D, cant call it superlink neither. Theres a 10ft space at the side and the reason why it is not entirely through and out is because of the smaller land size. Are we really looking at 40'x80' semi d land size now ?

Eco World had done it brilliantly because the structure blocking your 10' side space is in fact full glazing. Isnt is better than you hang your clothes there, the yard could be somehow hidden at the other side potentially.

Seriously this is a better one compared to RM1mil periwinkle at the Rimbayu, similar land size ? 32' x 70'/75' but a dumb spaces arrangement. Im not buying either one lol dont take it seriously !Attached Image

You can justify it by all sort of hybrid n design differentiation but you need to look at yr spa....does it say outloud rumah teras 2 tingkat or macam rumah tingkat tapi macam smd. Qua pun tak tahu...

Have you hear of link smd n link bungalow?

Need to open up the mind for modernised designs. Look at Zero Lot, is that really a total bungalow (when it newly came out) seriously yawn.gif The typical semi-d or bungalow is ohhh full land at the sides or all round. This is 'partially' (probably less than 30sqft space room or a 8' x 10' wall shared with your neighbour, that caused some reactions ?) thus i said hybrid, variation of semi-d. Link is link lah, cant have link semi d or link bungalow, unless is clustered like the Periwinkle semi-d, i cant get over my mind : The dwaft size bungalow of approx. 2000sqft.

Oh yeah, Eco World did mentioned these are semi d and bungalow : does it really matter what is in SPA. Or maybe they did the wrong approach this time, should just follow the usual approach of a total semi d and bungalow.

To me, as long as is properly executed : we will see semi-d / bungalow sizes getting smaller and smaller just like terrace house lol.

I think the type of house that is mentioned in your spa will determine its future value? It looks like link house in semi-d's clothing so to speak. Link house is too cheap looking but in order to make it more 'posh' and sound reasonably priced so that they can sell in bulk, they came out with this idea.

no lah. they can view the actual unit to get a feel themselves. im pretty confident to say this Ardence will have the unique sides than of usual semi d. i disagree your last comment, why would Eco World do that, Is more of a challenge due to smaller size semi d. Break out space.

Just think of the 'pavilion' structure as side extension in order to add build up area on a relatively small land plot for a proper semi-d. Lol.

I open to new design....pushing the boundaries. Its the peopl that bought it or about to buy it wanting it to be higher spec which is not.

Just accept it as overpriced link house......nothing more nothing less.

If they want to create something 'look like' smd, why dun just sell as smd? What is the restriction here?

Link will be link...the price cant climb over smd in the same development.

Zero lots no share wall with neigbours.

top, side, bird view or rear also dont looks like link la how to be link. they have options of conventional semi d ma. how the price be more in the similar development, cant get Ecopark with the size nor park Ecoglade with the same (both larger built up). cant compare with many projects as this is EcoWorld, specifications definitely high. Zero lot lack of 10' boundary means you are much closer to your neigbour yet trying to be exclusive.

I think to share wall or not to shall with neighbour is a very critical thing because it'll determine the type and its selling price. Had they chosen not to share wall, this pavilion home would have been more expensive and be viewed as true blue semi-d. However, having said that I won't mind buying one coz certain layouts are quite nice, albeit small. Just my one cent.

Yes correct....if you like the design n the price tag....just go for it...and accepting it as rumah teras.

And not look right left center look like smd but w rumah teras price hence good buy.....

Proper zelo lot bungalow still bungalow....meaning no share wall n you can walk around the perimeter without intruding yr neigbours place.

cant walk around like a decent bungalow. if i want to be nasty, zero lot is hybrid version of semi d 😅 anyway ...
