I guess these are info for the Pavilion / Garden homes?  Hard to swallow sweat.gif
*
34x80 is semid, 32x70 is pavillion home
Personally I feel the price is on the high side as well, considering this phase is located on a flatter terrain and location is just opposite the high tension cable

this the the price before or after discount?
*
before...
knowing EW, they will price it towards the upper end of 1.4 and 1.6 if they gauge the public interest is high...

May I know how near is the high tension cable from the nearest unit? Tx

I don't have exact measurement. From my rough observation, it will be less than 500m

For developers nowadays.. as long as got 10ft land at side... They call smd liao.... Some even have 22' only... A real trecherous of smd...
*
By definition, they are not wrong... 34x80, or 32x80 or whatsoever footprint, is still SEMI-Detached biggrin.gif

Setia Alam Residents will be spoilt for choice in near future, when it comes to retail / grocery ... Existing Tesco and Giant, Urban Fresh at Setia City Mall, Village Grocer at soon completing Sunsuria retails, Jaya Grocer at Ardence Labs, and most likely another anchor tenant (grocery?) at Setia City Mall phase 2... The more the merrier ? rclxms.gif

dremien got all three (or four) types of property in one precinct.
garden homes, LSMD, SMD, Bungalows. Rear yard back to back 35'.

Aeres only got one or two types of homes.
*
both Aeres and Dremien are having same types of houses, Garden/Pavillion homes, SD and Bungalow. It is just that Dremien parcel is smaller and also slightly lower density probably due to more allocation of bungalows.

Thanks for clarifying. agreed RV buildup is 22' wide with side 10' land.
But is that a disadvantage compared to dremien EA pavillion home (tha subject of comparison)?

as i look into dremien brochure , the bu front house for width is shorter with only 6630mm or 21.75'.
RV is longer with back attached which explains why RV has bigger bu than EA.
EA has a bedroom at the back which gives the additional 10' of bu at the back .

so on a plan view, RV looks long rectangular while EA doesnt look squarish either. best for purchaser to study the plan himself. sweat.gif

cheers!
*
adding to that, dremien garden home is even smaller, 32x70 land area only.. taking away 10ft at the back for backyard plus around 25ft at the front for carporch, it will be left with less than 40ft length only...pretty shallow if u ask me...

EA is selling grandeur + lifestyle, RV is selling nature + practicality, depends on what u need and prefer.

You guys really work like a computer meh?

Compared point by point macam computer processinh data?

Buying houses does have emotional input n effect de. If everything can put a tick or untick....life will be so much easier to make decision. Can basically ask Siri to buy properties for you jor.
*
U r a good customer to have for many developers esp like Ecoworld.

Most buyers today are calculative and will consider pros and cons for each developement. Anyway we are talking abt 1.4m lifetime commitment, not some small toy that can be emotional about, so better do more research before commiting

Are these 2 products exact same?

Land area, spex size landscaping backlane etc  ?
*
almost identical. Aeres 32x75 with 20ft backlane , Dremien 32x70 with 20ft backlane.
Landscape and specs of the house are the same basically.

price also differs by about 25%
1.38m before rebate for 32x75 garden home in Aeres vs 1.1m 30x60 now in Nara

Seems like Nara is similar to the Avenham unit in EcoGradeur, starting 652k before discount. Buildup might be different.
*
both are linked house with partial 10ft garden at the side
