i think if u like the location and u can afford the price... why not... own stay its all about personal preferences... all their feedback are on investment wise and on the developer's other projects... and in term of workmanship... i think most of the local developers also have something that can complaint on workmanship including the top 10 ones... its still a condo at a genuine PJ address though...

no la.... based on how much i follow... i know that few OSK past projects purchaser... and also alot of non OSK purchaser commented here like u and me... at least like dr pitchard what he shared is really insightful however it doesn't mean the OSK project he bought is unstayable though... buy for own stay really up to personal preferences though....

din implying anything, i would say she cannot fully look at the negative comments here and make a decision out of it... not saying need buy baru can comment... but to be influence by non buyers' comments also not really making full sense... laugh.gif laugh.gif there are some positive comments on the location though and i think the location is not bad for own stay laugh.gif laugh.gif

Tak pa, jangan sedih2 meh..buy prop in PJ never wrong one. Dun easily get bad feeling about negative comments. OSK generally ok. Got project in Oz somemore and a lot more like Windmill la, Timurbay la and etc. With the acquisition of PJD Group, both OSK and PJD strong edi. Have u heard of Swiss Garden?? In Malaysia, all hotel/resort build by PJD.

The ONLY advantage of this project is the low risk of getting abandoned (look at pacific star). PJ address so what....lol....even klcc properties price drop

Strong and rich developer doesn't guarantee the success of buyers/investors e.g mbtl in cyberjaya, icon city, etc.

1 time OAssK purchaser here. 1st time - Last time. Attractive price/location also can't tempt me to have dealings with them again. VP conditions are nightmare and all promises are empty. Another dev on this level is MS.

High dense property have defects should be a norm as result of mass production. But handling the defects are the key point that differenciate the good and bad developers. Just wonder what’s the benefit or advantages of bearing PJ address.

YouCity is at Cheras right? I got a investor customer bought at RM600K++ but only renting at about RM2K. Want to sell also not able to earn. Many investors/buyers are just going after the name as they think can’t be wrong to be their followers.

Just like many old school companies (Chinaman companies), their mindset is set and will never change. Even the second generation coming up also same. From interview experience at this company already know how’s their philosophy/believe — want the horse be good yet don’t want the horse eat grass. Hardly believe they will give value to their buyers. Just like the Chinese idiom says, wind does not come from an empty cave without reason (there's no smoke without fire). thumbup.gif

well... even those property you bought for 1m and above also have plenty of defects... and its low density somemore... i dont have faith in any of the developer in malaysia to really deliver nicely... even for the famous YTL... they have project with less defect and project with plenty of defects too... so workmanship talks at this point are mostly wasted gas... lol...

this PJ address and this PJ location wont bring u much harm in term of long term appreciation though... at least better than those Akixxx or Aset Kxxx projects in KL address....

Leopard never changes its spots and if you have follow property market long enough... you will know each developer has their own characteristics (whether is good or bad).

For example EW will always wow the prospect with their extravaganza marketing, impressive show gallery and units, bold masterplan concept and unit façade, professional SA, resort setting landscaping etc. Price is always premium vis-à-vis neighborhood. End delivery - pretty mixed so far. Capital appreciation? - So far seems to be quite disappointing even with their maiden project EcoSky.

So far their Atria Shopping Gallery's workmanship and design look alright, tho.

Don't see any bad defects on it aside from the rather short ceiling height in their above ground carparks. Then again, SHC's The Starling also had this issue and they're one of the more premium developers. hmm.gif
