have any buyers even seen the masterplan they submitted to authority?

what we see only papermade models all the time.......getting approval from authority isn't that hard either.....if you know the way and who you are.

Informed purchase better wait til apartnents have fully completes baru beli.

U buy of plan......there are huge risk and uncertainty. Tis is not develpped countries.

Exactly, purchasers must understand that when they buy an under construction property, it comes with the risk and uncertainty. So need to inform themselves of the risk and uncertainties involved

hahaha... not everyone can ignore easily and filter out stuffs they want...

looks good their emira from the outside... the facilities level landscaping looks decent... passby aeon shah alam sure will saw that....

in this part of PJ... matured already.... investment wise... mostly just hold long for appreciation... but its leasehold... so will depreciate if hold for too long...

keep for rental... yield is not that juicy... but not too bad also in order for you to hold on for good appreciation....

In this case, whatever committed "facilities" / "green area" / "open area" under the same strata development cannot be change or modify after the introduction and submission of SiFUS.

However, if the said land not fall within the compound or boundary of the strata development,
The developer's can subsequently appeal to amend their earlier approved master plan.

Kindly note that the overall master plan can be consist of several land parcel that the developer's may choose to launch one-by-one parcel depending on their marketing strategy and financial constraints.

In conclusion, need to have basic understanding on different between Master plan approval, KM/DO approval, BP (Building plan) approval.
