in HK this is luxury 2 bed apartment, but we are not in HK lar 

the 2nd bedroom look ok, with a queen size bed

my dad now have a unit 850 sq ft 3 rooms rented out.... i think its quite decent for family of four... rented out to them since 17 years ago til now.... the four members family tenant have no complaint on the space they have... considering 17 years ago... 850 sq ft with 3 rooms is small but from the way i see it... still quite decent... not to the extent of bumping each other in the hallway lol....

Ryan & Miho, name is catchy no doubt.. But facade is boring lol

I guess what they actually mean to say is no more "freehold residential" land. Haha. That, still can believe. No more land, that one susah to believe. Lots of land everywhere, just a matter of zoning and price.

P/s: The freehold residential land I heard that for Ameera Residence, then after that Biji Living.. sure bo?

Actually one of my concerns are who/what category of people would be the main long term demand people there? That is the bigger question that needs to be addressed.

Family? Most local Chinese families would opt for a landed property if their finances allows. Many still hold high regards to owning a land, as oppose to sharing an apartment.

Young family? - size might be an issue for smaller units. Bigger units would cost close to 1mil at here. For that price, there are plenty more options to look at eg Bukit Jalil, Kuchai & USJ areas.

Students tenants? Not sustainable in the long term, plus not many universities here with students of spending power to stay here. Currently, perhaps only MAHSA & private colleges students can. UM, UIA all memang beyond budget.

Young working adults (locals) - Perhaps. Most here are currently renting per room basis at landed neighbourhoods (SS2) or older condos (Tiara Damansara/Kelana Jaya) for cheaper rent.

Expatriates? Not enough supply to significantly contribute.

Corporate & MNC's leasers - ditto

I placed a booking for the smallest unit already, facing the car park, which is the cheapest.
After reading all these negative reviews, i am not sure if i should continue with the purchase.

Anyone got more bad reviews ? I would like to read everything before i proceed, the sales person told me it is fully refundable even if i cancel the unit without a reason.

So i came to know about this lowyat website through a friend who asked me to read thru and if it is true what everyone in the forum is saying then i might want to cancel the unit this weekend.

Any OSK Property ex purchaser here to clarify ?

Anything that is attached with SPA, you need to sign it, and it will form part of the contract. Usually developer reluctant to share the facilities plan, usually the actual facilities will be slightly different than the artist impression/scale model; some better, some worst.

Only the plan view. Details like landscape, assess, stairs, hall, or if the facilities is spread across few level/area, they might not include it.

OSK did no't provide car park assignment in their previous SPA.

Roti - Malay
Milo - Nestle's chocolate drink brand which is used internationally. Not a malay word.

Better come up with a malay word that starts with an 'M' in case the authorities are very particular on the naming.

OK, i have taken back my cheque.
During my conversation with the sales person in the midst of taking by my cheque, I have shown them this thread and they said Lowyat forum is full of Paramount cybertroopers. Trying to talk bad about them.

Another sales person join in and said the information posted here are not accurate and asked me to visit the site personally to make the final judgement.

Anyways, i won't be in Malaysia next month so i have decided to take my cheque and wait.
