QUOTE(jinsailoo @ Apr 25 2017, 03:36 PM) U really need to see the mock up unit...thats IF they constructed it to scale.I suggest you guys go to see bbcc 1+1 bed and sentral suites 1bedder and do comparing. U need to make provision for dry yard and entrance foyer. I seriously dunno if you can fit in another toilet, a queensize bed plus a dry yard and entrance foyer. |

QUOTE(aaron1717 @ Apr 26 2017, 10:25 AM) my dad now have a unit 850 sq ft 3 rooms rented out.... i think its quite decent for family of four... rented out to them since 17 years ago til now.... the four members family tenant have no complaint on the space they have... considering 17 years ago... 850 sq ft with 3 rooms is small but from the way i see it... still quite decent... not to the extent of bumping each other in the hallway lol.... have you stayed in there for 6 months to 1 year?people tend to compromise when there is little or no choice. Even in HK people live in 100sq space, with single bed, cook top and 'wardrobe'. but when you are paying 760psf in prime PJ area....are you going to compromise like people in HK? of course 800sq you can put 3 beds or even 4 beds....I ever hear Plaza Garden Residency in Cyber...they can have 3 beds in 500sq. |

QUOTE(balistafear @ May 9 2017, 06:23 PM) I guess what they actually mean to say is no more "freehold residential" land. Haha. That, still can believe. No more land, that one susah to believe. Lots of land everywhere, just a matter of zoning and price. P/s: The freehold residential land I heard that for Ameera Residence, then after that Biji Living.. sure bo? Sec 16 fh. QUOTE(balistafear @ May 14 2017, 01:14 PM) Actually one of my concerns are who/what category of people would be the main long term demand people there? That is the bigger question that needs to be addressed. as the population increases for klang valley and not that many landed will be launched within the 30kms to CBD....human behaviour will need to change to adapt and adopt.Family? Most local Chinese families would opt for a landed property if their finances allows. Many still hold high regards to owning a land, as oppose to sharing an apartment. Young family? - size might be an issue for smaller units. Bigger units would cost close to 1mil at here. For that price, there are plenty more options to look at eg Bukit Jalil, Kuchai & USJ areas. Students tenants? Not sustainable in the long term, plus not many universities here with students of spending power to stay here. Currently, perhaps only MAHSA & private colleges students can. UM, UIA all memang beyond budget. Young working adults (locals) - Perhaps. Most here are currently renting per room basis at landed neighbourhoods (SS2) or older condos (Tiara Damansara/Kelana Jaya) for cheaper rent. Expatriates? Not enough supply to significantly contribute. Corporate & MNC's leasers - ditto its not true that local cina families would prefer to opt for landed, in fact anybody if given a choice would prefer landed.......if you cant afford landed...you just cant stay...period. |

QUOTE(clrlaltdelete @ Oct 19 2017, 05:29 PM) Hi everyone, try to avoid OSK.....I placed a booking for the smallest unit already, facing the car park, which is the cheapest. After reading all these negative reviews, i am not sure if i should continue with the purchase. Anyone got more bad reviews ? I would like to read everything before i proceed, the sales person told me it is fully refundable even if i cancel the unit without a reason. So i came to know about this lowyat website through a friend who asked me to read thru and if it is true what everyone in the forum is saying then i might want to cancel the unit this weekend. Any OSK Property ex purchaser here to clarify ? Thanks in advance. that's my only tip........ if I were you...I will consider Atwater by Paramount...at least their reputation is better. |

QUOTE(Aurora @ Oct 20 2017, 11:36 PM) Anything that is attached with SPA, you need to sign it, and it will form part of the contract. Usually developer reluctant to share the facilities plan, usually the actual facilities will be slightly different than the artist impression/scale model; some better, some worst. I thought all developers are required to share the facilities plan and carpark lots b4 spa is signed.... Not 3d version but 2d version. |

QUOTE(Aurora @ Oct 20 2017, 11:52 PM) Only the plan view. Details like landscape, assess, stairs, hall, or if the facilities is spread across few level/area, they might not include it. Ok noted.OSK did no't provide car park assignment in their previous SPA. Of course no developer will provide how many trees will be planted and etc....this is where reputable and reliable developers come in. Under the new strata title act 2013 developers are compulsory to provide cp allotment IF fixed cp lot is provided. Otherwise buyers have the right to reject signing of spa. Non schedule spa lain cerita. |

QUOTE(clrlaltdelete @ Oct 22 2017, 11:10 AM) OK, i have taken back my cheque. btw paramount and OSK.....if die die gun points to my head, I will pick paramount.....no need to think. they are cinapek company with long history...trustworthy.During my conversation with the sales person in the midst of taking by my cheque, I have shown them this thread and they said Lowyat forum is full of Paramount cybertroopers. Trying to talk bad about them. Another sales person join in and said the information posted here are not accurate and asked me to visit the site personally to make the final judgement. Anyways, i won't be in Malaysia next month so i have decided to take my cheque and wait. Thank you guys for all the comments and feedback. Really appreciate it. OSk needs to learn that this is an cyber and social media era.....and no developers should be able to get away with day light robbery and murder. These stories posted might not be 100% accurate to the teeth, but there are not mere rumour or fake news either. You should tell OSK SA to accept and improve...instead of brush it aside and claim fake news. |
