landed in CBJ seems expensive. no more cheap, now all expand all the way to dengkil, kota warisan, banting. price also gila. i want to buy 1 so hard. price not ngam

Landed always yyds. Even my old house in Semenyih also can make 6 digits profit after 10 years.

I know those who bought the very old condo and townhouse next to MMU before 2010 was really making huge profit and printing cash every mth. Last time each unit the rental can be close to 2000, if townhouse, total rental can easily over 3k, more than enough to cover installments. My ex gf was staying there when study in mmu. But after 2010, the whole cyber was full with construction sites, then the price and rental for high rise start koyak

If i remember correctly, desaria villa project was in 03, I think vp ard 06. Our units were leased 10+2 yrs to their management Pantas Mayang. You know la LKW then. 10 yr later came manor to the horizon

pls deduct interest payment, all bills, cukai pintu, agent fee, lawyer fee, repair cost etc.

Then I think sure I have spent more than that. Think I am very different with you as I am the kind of person willing to spend for thing I like. Good thing is this 10 years I marry with my wife and stay in this house, renovate in the way we like, especially baby room, furnished with everything we need, that is why this house can still sell in good price. The feeling of "our own house" mean more to us la. If everything counts in dollar and cents, in and out in very details, then in my whole life I can't buy the euro car that we like hahahaha.

My instalment is abt 2k per mth in pass 10 years and next mth I can have 6 digits in my acc after settled loan and everything. If include every single cent spent, maybe my net loss is 100k? But with 10 good years of memory for my home

I remember that colleague did complain about the high management fee incurred, especially when he has been renting out in low price, can't cover for instalment.

But I got abt 8 years never go back to cyber town centre, not sure how is the situation now. Hopefully with the new MRT, this area can be better.

Maybe I should correct the sentence, not making profit but can get back 6 digits balance after settled loan in year 10th, 😅😅

Purchase and selling price on spa is just paper profit

There are definitely more cars and less Arabs and Blacks in Cyberjaya today. A lot more new offices especially Telekom moving their head office there is the big contributor. That’s why certain parts of Cyberjaya are doing well but there are still a lot of areas that is a bit dark at night due to the lousy street lights. Not as quiet as when I moved in right before the first MCO but still not busy like Bandar Puteri or SS2. The Chinese population has increased but the availability of Chinese food is still low but not totally unavailable. The middle class Malay population has increased significantly and from what I observe, they have buying powers. There are a lot of cafes type restaurants in Cyberjaya today opened by Malays. Even though it’s a Malay majority area, there are no rempit problems yet. The ones closest to rempits are probably food delivery riders.
