So how is the cyberjaya nowadays? Long time didn't go back to here. I remember many of my colleagues purposely went to queue up to grab the unit in Shaftesbury. How is there doing now?

2023-2024 had been exponential growth for Cyber, but not denying the fact some project continue to deteriorate since COVID lockdown mismanagement
*
Overpricing project think will continue haunt that area.

Back in 2012, my ex colleague took EL just to queue and pay deposit for his unit in Shaftsbury at his age of 25, think joint name with siblings.

Back in 2012, the property mkt in cyber was really crazy. Everyone keep talking abt it, every month you can see price of new and sub sale price keep increasing and sapu once open to public. I was told by him his unit cost almost RM1000 per square feet, a small unit cost 700k that time. Not sure how is there doing now

Those days have bubbled between 2019-2022, major collapse.
I've bought into Cyber at their darkest year, compare to that point to now, its been a profitable ride
*
Good to buy at low point. Last heard of this colleague was he willing to let go at 500k and asking among friends.

Since now cyber got mrt, should be better.

But is the town still empty during weekend?

Even the older gen, desaria villa condo not so jialat
*
I know those who bought the very old condo and townhouse next to MMU before 2010 was really making huge profit and printing cash every mth. Last time each unit the rental can be close to 2000, if townhouse, total rental can easily over 3k, more than enough to cover installments. My ex gf was staying there when study in mmu. But after 2010, the whole cyber was full with construction sites, then the price and rental for high rise start koyak

so true.

I like when people think they bought at 240k and sold at 500k.

pls deduct interest payment, all bills, cukai pintu, agent fee, lawyer fee, repair cost etc.

then we talk again.
*
Then I think sure I have spent more than that. Think I am very different with you as I am the kind of person willing to spend for thing I like. Good thing is this 10 years I marry with my wife and stay in this house, renovate in the way we like, especially baby room, furnished with everything we need, that is why this house can still sell in good price. The feeling of "our own house" mean more to us la. If everything counts in dollar and cents, in and out in very details, then in my whole life I can't buy the euro car that we like hahahaha.

My instalment is abt 2k per mth in pass 10 years and next mth I can have 6 digits in my acc after settled loan and everything. If include every single cent spent, maybe my net loss is 100k? But with 10 good years of memory for my home

Now still oversupply of condo. I not sure how the new condo project call UNO going to sell
*
I remember that colleague did complain about the high management fee incurred, especially when he has been renting out in low price, can't cover for instalment.

But I got abt 8 years never go back to cyber town centre, not sure how is the situation now. Hopefully with the new MRT, this area can be better.

Maybe I should correct the sentence, not making profit but can get back 6 digits balance after settled loan in year 10th, 😅😅

Purchase and selling price on spa is just paper profit

If i remember correctly, desaria villa project was in 03, I think vp ard 06. Our units were leased 10+2 yrs to their management Pantas Mayang. You know la LKW then. 10 yr later came manor to the horizon
*
Not really familiar with desaria, but if you buy in 2003, I guess you sure have big capital gain and finish paid whatever loan and getting good cash inflow now, salute.

I only can recall the name of condo macam call Cyberia or cyber Asia, can walk to MMU. But the environment was deteriorating that time, some time in morning when go out from car park can see many crash scene, heard those African students racing or play with their car or drunk and caused accident

There are definitely more cars and less Arabs and Blacks in Cyberjaya today. A lot more new offices especially Telekom moving their head office there is the big contributor. That’s why certain parts of Cyberjaya are doing well but there are still a lot of areas that is a bit dark at night due to the lousy street lights. Not as quiet as when I moved in right before the first MCO but still not busy like Bandar Puteri or SS2. The Chinese population has increased but the availability of Chinese food is still low but not totally unavailable. The middle class Malay population has increased significantly and from what I observe, they have buying powers. There are a lot of cafes type restaurants in Cyberjaya today opened by Malays. Even though it’s a Malay majority area, there are no rempit problems yet. The ones closest to rempits are probably food delivery riders.
*
Talking abt Blacks....hahahaha. All my bad memories back in 2012 flow out, lol

My ex gf roommate car was crashed by them. Think got one moment almost every week got at least one car accident happened due to they get drunk and drive fast. But curiously no casualty happen.

Anyway, glad to see now the area is improving. I am a bit jealous indeed as your area got mrt station nearby. Haha

it's good. property price also higher than most other houses at your area cause you spent on making it nice.

my reply also to your reply

agree with you on some things beyond money and paper profit.

sold the place? 6 digit incoming must be nice  smile.gif what is your plan for that? mine coming in too... throw into epf first
*
Don't know yet, let see how on next year, maybe will use some to buy EV for myself, lol, or just keep it in acc as my previous saving wiped out by new house reno.

Thanks to MCO, the blacks and Arabs population really reduced and replaced by Malaysians.

The MRT stations is criticised by most people in Cyberjaya as it’s not really at the place where there are most people. Its in fact quite far from most residential areas but it’s definitely better than nothing.
*
Ya, to be honest our MRT really suck but better than none la. So just keep with it lo, as now I can't live without mrt. My only me time is during taking mrt to office, either watch drama or play game. You working cyber or KL? Or WFH?

I work 4 days in office, 1 day at home. I take ERL. More expensive than MRT but much faster and my office is near KL Sentral. No problem for me even though expensive as I can claim travel allowance. My wife send me to putrajaya Sentral and pick me up after work. The time spent on ERL is the best. No stress of jam and ERL is very punctual and fast. I everyday reach home before 6.30.
*
That is a very wise choice, don't mind to spend more to take erl if my side got station also.

I guess u are right, just a paper gain if u are not going to sell yr property.

To many , having a property is just a mean to stay aka  pick your own lifestyle.

To invest,  it is not neccesary to buy a physical house , for example ,  I bought some IOI property shares at around rm 1.15 , about 1 and half years back. I could sell off the shares without having to maintain or move around or revonate etc.

Ya if sell yr house, chance that u need to buy another at market price,  and the headache to move around. Or yr  lifestyle may change completely.

Just my way, might not  be suitable  for  others to follow.
*
To me I only buy house for ownstay, and this old house already sold in last mth, waiting lawyer to complete whole process.
