i see almost all auction property. auction price sure cheaper 150k from bank value. how accurate is the bank value? can the evaluation trustable and every bank also evaluated the same amout?

auction property is because a lot of compress loan, then people run away with cashout.

you should blame developers for starting the trend “cash out” in the first place, people do compress loan for the sake of it. then can’t afford

Most of asia managed to cool down their property market without big crashes. The prices will just stagnate without any big stimulus going forward.

Cause unlike US we dont have many creative and innovative financial product that lets you speculate with spectacular leverage.

The most we have in Malaysia is compress loan, and that is already slowly dissipating by recent fire sales.

Good property will still increase in prices due to location supply constraint. But quantum of increase might not be as high as previous.

I noticed recently landed in hot areas like Damansara Kim or Jaya dropping to below 900k if facing t junction. Last time these units can fetch 1.1m.

Looks like property agents are soon running out of rich Malaysians to sell to

Well technically for past 3 years since pandemic my neighbour already reduced total of rm30k.

Agent thinks the prop still overvalued lol.

those sohai compress loaner or bank die i dont care lar.

my concern is does those ban value price trustable? any legit department to justify the amout of bank value is correct?

for example
Auction price : 350k
Bank value : 500k

then bank suka suka raise the bank value
Bank value : 700k
Auction price : 550k
