He is right... Lembu condo2 and popety in bad locations.. Have
dropped by staggering half like semen yeah... And lesser degree @ other locations... They're flocking to NU NU fully valued popety further and further from kl/pj/shah Alam.

They won't see much appreciation if there is any in these areas.
As they're almost fully valued... Your better off feeling pain and buying subsale landed @ prime.

But of course theyre smart  unlike the furball  brainless zombie...

One of many ways policymakers could find out is to ask the top 0.5% of the 14.9 million Employees Provident Fund (EPF) members who collectively had 12.4% of the savings managed by the provident fund at end-2020. Or better yet, ask the top 2.2% or some 245,805 EPF members with at least RM500,000 in savings each, who collectively have a quarter of the savings managed by the fund at end-2020.

The top 0.5% refers to the 248 EPF members with at least RM10 million each saved with the provident fund at end-2020, as well as the 67,919 members who had saved between RM1 million and RM10 million each.

There were also 245,805 EPF members who had at least RM500,000 but less than RM1 million saved with the EPF at end-2020. This group makes up 1.7% of the total number of EPF members but have 12.8% of the savings managed by the provident fund, EPF data shows.

These numbers is consistent with 4% of adults have over USD 100k net worth; one need about RM 2m net worth to be top 1%.

RM$2 million to be in the top 1% seems a bit low. Maybe too many rich Malaysian did not declare fully their $$/income in order to escape paying tax.

Any stories to share?
But if indeed they are efficient, we have less things to worry.

SHAH ALAM: Based on the 2020 Population and Housing Census, Malaysia’s population is 32.4 million, said Prime Minister Ismail Sabri Yaakob.

He said the country’s population registered a compound annual growth rate (CAGR) of 1.7% over a 10-year period.

Malaysians made up 29.8 million or 91.7% of the population while non-citizens totalled 2.7 million or 8.3%, he said when launching the Report on Key Findings of Population and Housing Census 2020 here today.

The prime minister said 52.3% of the population were men and 47.7% women, giving a ratio of 110 men to 100 women.

“The findings of the census also show that women outnumber men in the federal territory of Putrajaya at a ratio of 100 women to 96 men,” he added.

Ismail said Bumiputeras make up 69.4% of the population, followed by Chinese (23.2%), Indians (6.7%) and others (0.7%).

In terms of age groups, the findings show that 6.8% are aged 65 and above, 69.3% are of working age (15 to 64 years) and the balance 24% are categorised as young (0 to 14 years).

“Senior citizens or those aged 60 and above account for 10.4% (3.4 million), compared with 8% (2.2 million) in 2010.

“The young age group shows a drop, from 27.6% in 2010 to 24% in 2020,” he added.

The prime minister said 9.6 million places of residence were recorded, with 8.2 million households having an average size of 3.8 members.

He said the 2020 census would be the new benchmark for the government to draw up policies related to development for the people’s well-being.

It will also serve as a comprehensive input for the implementation of existing policies such as the Shared Prosperity Vision 2030, the 12th Malaysia Plan and Sustainable Development Goals 2030 (SDGs).

The issue of homeownership among the bottom 40% (B40) and middle 40% (M40) income groups “cannot be addressed by financing alone", rather by also dealing with the acute supply and demand mismatch and improving house price transparency, said Bank Negara Malaysia (BNM) governor Tan Sri Nor Shamsiah Mohd Yunus.

Construction industry is smaller than most realized. It is better for the gomen to focus on services and manufacturing sector.

#household < existing housing stock means with more new supply, poorperly overhang is almost certain to widen in the next few years.

Rents in general have fallen by about 25 per cent since their 2014 peak. The biggest condo apartments — the 4,000 sq ft, five-bedroom units that were dependent on expat families on large relocation packages — have probably seen prices come down by 50 per cent.”
