That's why looking for subsale cause i dont have to deal with this mumbo jumbo bs. There is also concern on actual occupancy rate since if too low there will be issue with maintenance later.

Also seem like sub RM300k always sold out so I never bother asking when there is ad for one anymore.

I see. Thanks for the feedback. Tbh the guy seemed a bit off. Even my wife kinda sceptical about the whole deal. Current house we own was a subsale but low cost one, so see the showroom kinda clouded our mind cuz it's so nice looking and what not, though the fact that showroom bathroom got no plug point for water heater kinda dumb for new house. But project only started this year, (only settle piling). So i have no idea how will it go in the future. Seems like too many red flags. I'll pass this one.

Believe from Q3, there should be many subsale vendors are pressured to sell at below mv. You could consider subsale.

Why buy when you can rent so much cheaper? Prices will keep dropping until buying becomes more expensive than renting.

the data there is based from official website, of course it is just for reference. There is no exact website/source that is so good provide free service to get you an exact Market Value for each house. Not to mention the advertising websites.

Based on my experience, we should make our own judgement from brickz, not all data can be referred.

Who knows the subsale price is the fair market price? what about negotiated price, no ppl knows.
