The herd was blinded by greed; as the property bullrun 2011-2014 was probably the only opportunity for them to make it to the big league, hence, they were aggressive and ignorance of facts and numbers.

given increasing number of overhang and current market sentiments, believe the worst is yet to come.

Do you agree that those who buy back in 2012 or 2013 or even 2014... most likely they are still earning a profit by selling off the property at s lower price than last year?

Assuming back then rm250k ... then peak at 550k.. now so called drop 80k become 470k...

So will you buy now if price drops to 470k or you think it will further drop to 300k?

I am quoting real life case here... if you buy back then ... and hold till now... even with drop in price... it is still quite a decent profit ... there are still transactions and still got buy/sell activities... I don't even see the price drop even 20% at those hot locations...

There could be exception in property market, what about majority or aggregate?

In stocks market, a drop of 20% from peak price is considered bear market. What about property?

Arguments should be made with statistics, not isolated cases. You can cherry pick any "real-life cases" out there.

those may be benefited... but 2013 onward purchase are all half hanging.. those 2014 (Sp setia simonyet, Mah xing at Southville), 2015, 2016, 2017, 2018

i dont foresee it will drop to 300k if it does, that is not drop, that is CRASH

the purchase 2014 onward are youngster targeted and all failed

That is the problem... remember key word for property is location ... location ... location .... can't help it if someone go and buy a property at a lousy location... so statistic... imho... even if you want to use it... should just be one of the factors to consider only ...
