QUOTE(bearbearwong @ Sep 19 2018, 02:33 AM) few years ago.. we started speculating about the property bubble would struck... and we never lose hope and our belief after seeing all factors that come forward and today what we believe happen..despite so many were against us.. trust yourself The herd was blinded by greed; as the property bullrun 2011-2014 was probably the only opportunity for them to make it to the big league, hence, they were aggressive and ignorance of facts and numbers.this would be the sweetest moment of life.... where truth arise and those whom uttered those comments in d past now were and are as silence as grace.. the government finally comes to change when ppl says no.. keep fighting ... but never forget to grab the chance... buy one yourself .. that will be sweet too.. jolokia given increasing number of overhang and current market sentiments, believe the worst is yet to come. |

Do you agree that those who buy back in 2012 or 2013 or even 2014... most likely they are still earning a profit by selling off the property at s lower price than last year?
Assuming back then rm250k ... then peak at 550k.. now so called drop 80k become 470k... So will you buy now if price drops to 470k or you think it will further drop to 300k? I am quoting real life case here... if you buy back then ... and hold till now... even with drop in price... it is still quite a decent profit ... there are still transactions and still got buy/sell activities... I don't even see the price drop even 20% at those hot locations... Low density, low rise development. Only 100 units altogether.
Good for own stay (if you dont mind having HTC very close by). Launch at 700 psf? Probably much higher if for small size unit. Today you can get it at half price in lelong market. 360 psf. I repeat 360 psf and is for small size unit. A-2-8, Pangsapuri Temasya Kasih, No. 6, Jalan Kerjaya, Seksyen U1 Reserve price: 🔥🔥RM 446,700🔥🔥 Freehold 1238 sqft (2 car park) Auction : 27-Sep-2018 (Thu) First auction price was at 765k if not mistaken. Drop price many rounds already. Here a comparison VS subsale transaction: ![]() |

That is the problem... remember key word for property is location ... location ... location .... can't help it if someone go and buy a property at a lousy location... so statistic... imho... even if you want to use it... should just be one of the factors to consider only ...

Yep... agree that recent purchase all will suffer drop in prices.. so hopefully those are not flippers and able to hold for long term ... QUOTE(bearbearwong @ Sep 20 2018, 11:51 PM) |

Although almost everyone in r.e advocate "location, location, location" but few could agree where are these preferred "location, location, location".Yep... agree that recent purchase all will suffer drop in prices.. so hopefully those are not flippers and able to hold for long term ... |
